What They Will Tell You:
- They will lure you in with the promise of cheap Square Footage and "Standard Upgrades".  This is one of the only promises they are able or willing to keep.  If you are looking for more square footage for your buck, this is the place, but trust us, it comes with a price.

- They will tell you that they can complete your house in 90 days.  (They have recently changed this to promote a 180 day build, since too many customers were delayed too many times.  It would be hard to believe that they have ever built even one home within 90 days)  It doesn't matter.   Whatever they say to get you to sign their agreement will be forgotten, and they will drag construction out to the very last day specified in the contract.

- They will tell you that this is a family based company that cares about their customers and that they will assist you in any way possible during and after the construction.  Do not believe this.  The Builder does not care about your family, only your money.  Anything you do not get in writing will never even be considered.
What They Will NOT Tell You:
- Once the purchase agreement has been signed, you will deal with one person and one person only, a Mortgage Company employee of thier choosing who acts as the "Representative" for the Builder. (This is highly uncommon with other, more reputable Builders)  You will never meet, or even speak to the Builder.  The Builder, Lee McGaugh, (only found through research, since they will not even tell you the Builder's name), has designed this "line of defense" so that he never has to communicate, or listen to, his customers.  I defy you to find another Buiilder in the area who refuses to meet or communicate directly with their customers.  It just doesn't happen, except with Scenic Homes. 

- You will never meet or speak to the Building Superintendent.  Once again, your only contact is through the Builder's Mortgage Company Representative. 

- When there are delays with your build, (and there most definitely will be), you have no right to be informed by the Builder about what is causing those delays.  You can ask, but if you are given an answer at all, (
from the Builder's Representative, of course), it will most likely be a complete guess on his part and it will most likely be incorrect.  Check the site at least once a week, minimum.  Chances are, if they are telling you that they are waiting on materials, you will be able to go to your site and find those very materials already delivered and waiting to be installed.

- If you switch lenders during the process, your Earnest Money is non-refundable.

- The seller has 60 days beyond the estimated closing date in the agreement to complete the home.  They will use every one of these days, and  they will also ask you to sign an extension for another 60 days once the contract has been signed.  Do NOT sign an extension, no matter what!

- You will only have one walk through, a week before closing.   (There are other, more reputable, Builders in the area that specify four mandatory walk throughs,
with the Builder, during construction)   You will point out the numerous items that need to be fixed before closing, however, the Builder is not required to fix these things before closing.  The Builder only agrees to "make its best effort" to complete the items on your walk through list.  You have no remedy in the contract for making sure the house is complete before closing. 

- If you are using a Real Estate Agent, your Agent is not allowed to attend the walk through with you.   Again, I defy you to find any other builder in the area who will not allow your Real Estate Agent to accompany you to the walk through.  What are they hiding?
Still Not Convinced???  Don't take our word for it, just go to one of their communities and ask if you can speak with the Builder.  Ask them to change thier contract to specify that the house must be completed by the estimated closing date in the agreement.....
