INDIAN LAKE RENTAL AGREEMENT |
CANCELLATION & REFUND POLICY |
1. Deposits are refundable only if the property is re rented by the lessor. Under no circumstances are sublets, by the tenant allowed. 2. No adjustments will be made if you arrive after your rental begins or leave before your rental ends. The security deposits will be forfeited for any damage to the property including, but not limited to any excessive house cleaning deemed necessary by the caretaker or the lessor. Lessee is responsible for payment of any damage in excess of the security deposit. Only local calls are allowed with your rental . Other phone calls should be charged to your personal credit card. The lessor, at his option may retain all or part of the security for 60 days or until the following phone bill arrives. |
SECURITY DEPOSITS WILL BE RETURNED IN FULL WHEN: |
1. It is determined that the cottage was left in clean condition (as it was found) 2. There is no damage to the boat, cottage, or any of its contents for wich the lessee is responsible. 3. there are no extra costs due or pertaining to the named lessee's rental. 4. All keys are returned by mail or person to The Macdonald's (DO NOT LEAVE KEYS AT THE COTTAGE) |
ABSOLUTELY NO PETS PERMITTED ON THE PROPERTY AT ANY TIME |
A. PERSONAL PROPERTY: The lessee agrees that it shall be their obligation to insure his/her personal property and keeping of said property shall be at the sole risk of the lessee. The tenant/s and guests occupy the premises at their own risk and hold the lessor harmless for any liabilities, damage, injuries, or loss he/she may have on or off the property. B. CARE OF RENTAL PROPERTY: Lessee shall not commit waste and shall at the end of their tenancy deliver up the rented premises and all property belonging to the lessor ( including grill and stove oven) in good, clean and rentable order and condition, ready for occupancy by the following tenant. Lessee shall maintain the premises in a clean condition.. Lessee shall not lease, nor under let, nor permit any other person or persons to occupy said property therein, but with the approbation of the lessor thereto, with writing having first been obtained. C. DELIVERY OF THE PREMISES: In the event the lessor is not able, through no fault of his own, to deliver the leased premises to the lessee at the time called herein, the rent shall be abated on a pro rated basis until such time as occupancy can be obtained, which abatement shall constitute full settlement of all damages caused by such delay, or if lessor cannot deliver such possession within (2) two days from the beginning of the term, either party may then terminate this contract by giving written notice to the other, and any payment under this contract shall be forthwith refunded. D. PLUMBING: The water closets, disposals, and water pipes shall not be used for any other purpose other than those for which they were constructed, nor shall any grease, sweepings, rubbish, rags, or any other improper articles be thrown into same, and any damages caused by the misuses of such equipment shall be borne by the lessee.
