What makes this property special is its location and commanding waterfront view.  Goose Pond is over a mile wide and 3.5 miles long and is one of the few pristine shallow lakes in the area. The Goose Pond Lake Association has worked actively to keep it this way.  With 2.8 acres of land, 177 feet of road frontage (see plot plan), and a septic system permit in place for a 3-bedroom home, there is plenty of room for expansion.  An ideal site for a year round home -- in fact the house next door is owned by year-round residents (as are about 1/3 of the properties on this side of the lake).  The newly-paved road is well plowed, there is school bus service to Mascoma (Enfield-Canaan) district schools, there is also year-round mail service. The closest stores (convenience store/gas station) are located 4 miles away at the junction of Goose Pond Road and Route 4.  Mascoma High School is located here, the town of Enfield is three miles further down the road -- see map.  Lebanon, West Lebanon, Dartmouth-Hitchcock Hospital and Hanover (Dartmouth College) all lie within 25 minute's drive.

The shorefront across the road from the property (shown above) can be leased from the state of New Hampshire which owns the bulk of Goose Pond shoreline.  This is required if a boat dock permit is desired, but otherwise the adjoining shorefront property may be used by the homeowner without a lease. (At present, the shore frontage is not, and has never been, leased).
