Deeds
There appears to be three different Jacob Souder's referenced below. The first one bought property 2 July 1785. On 17 Feb 1787 and 7 Aug 1787 he sold property. His wife's name was Ann. He may have moved on after that. Where he came from and where he moved to is unknown.
The second Jacob Souder is the one from Lancaster Co PA. His wife's name was Elizabeth. His brother, Benjamin also moved from Lancaster Co PA to Frederick Co MD about 1809. This family is shown on the Family Group Sheets as Jacob Souter, Lancaster Co, PA - Contributor Cherry Kinnunen.
At the bottom is a couple of incomplete documents dated 1831 in which Jacob Souder was owed money. This was not the Jacob Souder right above, as that Jacob died in 1820. This was Benjamin's son Jacob.

At the request of Jacob Souder the following Deed was recorded 22 September 1785. to wit:
This indenture made the second day of July in the year one thousand
seven Hundred and eighty five Between Daniel Pittinger of Frederick County
and State of Maryland Farmer of the one part and Jacob Souder of the County
and State aforesaid, Farmer of the other part. Witnesseth that
the said Daniel Pittinger for and in Consideration of the Sum of four hundred
pounds Specie to him in hand paid, the receipt whereof the said Daniel
Pittinger doth hereby acknowledge hath granted bargained and sold, and
by these presents doth grant bargain sell transfer confirm and make over
unto the said Jacob Souder his Heirs and Assigns forever. All that
tract of Land called "Slick" being part of a resurvey on "Mackeys
Choice" lying and being in the County and State aforesaid Beginning
at the End of twenty one perches on the eighth Line of the aforesaid resurvey
and running thence North sixty four degrees East fifty nine perches North
seventeen degrees West fourteen perches North eighty six degrees West forty
perches. North five degrees West forty perches North forty degrees
East eighty five perches North fifty four degrees West one hundred and
twenty six perches South forty two degrees West ninety five perches Then
by a straight Line to the Beginning containing one hundred Acres of Land
more or less to have and To hold the aforesaid Land and premises with the
Appurtenances thereto belonging or in any Wise appertaining unto him the
said Jacob Souder his Heirs and Assigns forever and to the only proper
use and Behoof of the said Jacob Souder his Heirs and Assigns and no other
use Intent or Purpose whatsoever. And the said Daniel Pittinger doth
for himself and his Heirs covenant and agree to and with the said Jacob
Souder and His Heirs and Assigns that he the said Daniel Pittinger and
his Heirs the aforesaid Land and premises with the appurtenances unto him
the said Jacob Souder and his Heirs and Assigns will well and sufficiently
warrant and forever defend against all manner of Persons claiming any Right
or Title thereunto from by or under them or any of them And further the
said Daniel Pittinger doth for himself and his Heirs Executors and Administrators
Covenant and agree to and with the said Jacob Souder his Heirs and
Assigns and every one of them that he the said Daniel Pittinger and his
Heirs shall and will from Time to Time and at all Times hereafter at the
reasonable request and at the proper Cost and Charges of the said Jacob
Souder his Heirs or Assigns make suffer and execute, or cause and procure
to be made done suffered and execute all and every such other Act or Acts
or deeds Conveyances or Assurances for the farther and better conveying
and assuring there hereby bargained Land and premises unto the said Jacob
Souder his Heirs and Assigns forever provided such other or farther Act
or Acts deed or deeds Conveyances or Assurances contain no other Warrantee
than is hereby these presents already expressed. In Witness whereof
I have hereunto set my hand and affixed my Seal the day and year above

At the request of Conrad Coughall and Zachariah Albaugh the following deed of Confirmation was recorded 23 February 1787. To wit:
This Indenture made this seventeenth day of February in the year
one thousand seven hundred and eighty seven Between Daniel Pittinger and
Jacob Souder of Frederick County and State of Maryland Farmers of the one
part and Conrad Conghall and Zachariah Albaugh of the County and State
aforesaid of the other part. Whereas the said Daniel Pittinger
had given a deed of Conveyance to the said Jacob Souder for the undermentioned
Land bearing date the second day of July one thousand seven hundred and
eighty five and recorded on the twenty seventh day of September one thousand
seven hundred and eighty five in Liber WR. N. b. folio's 129, p. 130, and
the same being acknowledged before a certain Joseph Wood, which he being
out of Commission at that Time, its thought proper to obtain another deed
from the said Daniel Pittinger. Witnesseth that the said Daniel Pittinger
and Jacob Souder for and in Consideration of the sum of found hundred pounds
a
piece to them in hand paid, the Receipt whereof the said Daniel Pittinger
and Jacob Souder do hereby bargain sell transfer confirm and make over
unto the said Conrad Conghall and Zachariah Albaugh their heirs and assigns
forever all that trace or parcel of land called "Slick" being part
of a Tract of Land called "The Resurvey on Mackeys Choice" lying and
being in the County and State aforesaid Beginning at the end of thirty
six perches on the third line of Mathias Mort's part of the aforesaid Resurvey
on Mackey's Choice and running thence North sixty seven degrees.
East thirty two perches, to the End of the tenth line of the aforesaid
Resurvey then North five degrees West forty perches North forty degrees
East eighty five perches North fifty four degrees West one hundred and
twenty six perches South forty two degrees West ninety five perches to
intersect the third line of Mathias Mort's part of the Resurvey on Mackeys
Choice then by a straight Line to the Beginning containing one hundred
acres more or less To have and to hold the aforesaid Land and promise with
the appurtenances thereto belonging or in any Wise appertaining unto them

At the request of Ludwick Birely the following deed was recorded August 7, 1787. to wit:
This Indenture made this fifth day of March one thousand seven hundred
and eighty seven by and Between Jacob Souder of Frederick County Farmer
of the one part and Ludwick Birely of the other part Witnesseth that
the said Jacob Souder for and in consideration of the sum of five shillings
current money to him in hand paid the receipt whereof he doth hereby acknowledge
and thereof therefrom discharge the said Ludwick Birely hath given granted
bargained and sold and by these presents doth give grant bargain and sell
unto the said Ludwick Birely all his right and title of in and to a certain
tract of land lying in the County aforesaid being part of "The Resurvey
on Mackeys Choice" and Beginning for the same at the end of twenty
one perches on the eighth line of the Resurvey on Mackeys Choice and running
thence North sixty four degrees East fifty nine perches South seventeen
degrees West fourteen perches North eighty six degrees West forty perches
South sixty seven degrees West thirty two perches to the end of thirty
six perches on the third line of Matthias Mort part of the Resurvey on
Mackey's Choice then by a straight line to the Beginning containing eleven
Acres of land more or less to have and to hold the aforesaid land and premises
together with all the Buildings and Improvements thereunto appertaining

the said Jacob Souder for himself and his heirs doth covenant and agree
to and with the said Ludwick Birely and his heirs executors administrators
or assigns that he the said Jacob Souder and his heirs shall and will forever
warrant and defend the aforesaid land and premises with their appurtenances
unto him the said Ludwick Birely and his heirs or assigns against all manner
of persons that shall or may lay any claim or title thereto by from or

one thousand eight hundred and nine Between Thomas Link of Frederick County
in the State of Maryland of the one part and Jacob Souder of Lancaster
County in the State of Pennsylvania of the other part Witnesseth that
the said Thomas Link for and in consideration of the Sum of seven hundred
and fifty Dollars current money of the United States to him in hand paid
by the said Jacob Souder the receipt whereof is hereby acknowledged. Hath
granted bargained sold aliened released and confirmed and by these presents
doth grant bargain sell alien release and confirm unto him the said Jacob
Souder and his heirs and assigns forever, all his the said Thomas Links
estate right title and interest of in and to all that Tract or Parcel of
Land Situate lying and being in Frederick County aforesaid being part of
a tract or parcel of Land called the "Four Friends" Beginning for
the part piece or parcel of the said Land hereby bargained and sold at
a bounded white oak tree at the root of which a stone is planted and marked
No. 1 it being the beginning of the whole Tract and running thence with
the outlines thereof the four following courses and distances to wit South
thirty seven degrees East Twenty perches to a stone planted and Marked
No. 2. South forty six degrees East twenty two perches to a Stone planted
and Marked No. 3. South seven degrees west Twelve perches to a stone planted
and marked No. 4. South nine degrees. East thirty perches to a planted
Stone then ____ing the outlines of the whole tract North eighty six and
a half degrees West fifty nine and three quarters perches to the end of
the fifth line of Philamon Cromwills part of the "Four Friends" then North
eleven degrees and a quarter of a degree West seventy four and a half perches
to the end of the second line of Daniel Links part of said Land then by
a straight line to the beginning containing Twenty five acres of Land more
or less. Together with the rights members privileges advantages and appurtenances
to the same piece or parcel of Land belonging or appertaining and the reversion
and reversions remainder and remainders rents issues and profits thereof
and all the estate right Title Interest use Trust property possession claim
and demand whatsoever of him the said Thomas Link of in or to the same.
To have and to hold the said piece or parcel of Land and premises with
the appurtenances to him the said Jacob Souder his heirs and assigns to
the only proper use and behoof of him the said Jacob Souder his heirs and
assigns forever and to and for no other use intent or purpose whatsoever
and the said Thomas Link doth hereby for himself and his heirs covenant
grant and agree to and with the said Jacob Souder his heirs and assigns
to warrant and forever hereafter defend to him and them the said piece
or parcel of Land herein before described and hereby intended to be conveyed
against all persons claiming or to claim the same by from or under the
said Thomas Link his heirs or assigns and further the said Thomas Link
and his heirs shall and will at any time hereafter at the request cost
and charges of the said Jacob Souder his heirs and assigns Make do suffer
execute and acknowledge any other Deed or Deeds assurance or assurances
which may be necessary for the more effectual conveying and assuring to
the said Jacob Souder his heirs and assigns all his the said Thomas Links
Estate Title and Interest in the Land herein before described and hereby
intended to be conveyed so as such deed or deeds assurance or assurances
contain no other or greater Warranty than is herein. In witness whereof

This Indenture made this thirteenth day of April in the year of our
Lord One Thousand eight hundred and nine Between Benjamin Biggs Esquire
Abraham Huff Junior and John Ritchie Executors of the last will and Testament
of William Dern late of Frederick County and State of Maryland deceased
of the one part and Jacob Souder of Lancaster County and State of Pennsylvania
of the other part. Whereas William Dern heretofore died making his last
will and Testament in writing bearing date the thirteenth day of January
in the year of our Lord one Thousand eight hundred and seven in which are
the following words "It is my will and desire that my executors herein
after named shall sell all my Land either at public or private Sale as
shall appear most advantageous to them also " I do hereby constitute and
appoint Benjamin Biggs Esquire and my well beloved Son in law Abraham Huff
and John Ritchie to be executors of this my last will and Testament and
so forth and whereas the aforesaid Benjamin Biggs Esquire Abraham Huff
Junior and John Ritchie executors as aforesaid have this day bargained
for and sold part of the aforesaid Land at private sale at and for the
price or Sum of fifty dollars per acre unto the aforesaid Jacob Souder.
Now therefore this Indenture Witnesseth that the said Benjamin Biggs
Esq Abraham Huff Junior and John Ritchie Executors as aforesaid in virtue
of the powers in them vested by the last will and testament of William
Dern aforesaid and for and in consideration of the sum of ten thousand
seven hundred and fifty three dollars & forty four cents current money
of the United States to them in hand or secured to be paid by the said
Jacob Souder the receipt whereof is hereby acknowledged they the said Benjamin
Biggs Esq Abraham Huff Junior and John Ritchie Executors as aforesaid have
given granted bargained and sold, aliened, released, _____ conveyed and
confirmed and by these present do give grant bargain and sell alien release
______ convey and confirm unto him the said Jacob Souder his heirs and
assigns forever part of a Tract of Land called Dulany's Lott lying
and being in Frederick County and State of Maryland and part of a Tract
of Land called "Spring Garden" lying and being in the County and
State aforesaid. Beginning at a stone standing at the end of one hundred
and seventy perches on the North seventy four degrees East line of "Spring
Garden" and running North Seventy four degrees, East one hundred and twenty
seven and an half perches to another stone standing in the said line of
"Spring Garden" then South four degrees East two hundred and sixty six
perches to a bounded Walnut and a bounded black oak sapling then North
sixty nine degrees west one hundred and eighty nine perches to a Locust
stake with four Notches then by a straight line to the beginning containing
two hundred acres as by reference being had to a deed from Daniel Dulany
to William Dern dated the twenty ninth day of October Seventeen hundred
and eighty one and recorded in Liber W.A. No. 2 folio 1066 ___ one of the
land records of Frederick County aforesaid will appear but containing only
by survey one hundred & ninety nine acres two quarters & thirty
perches of Land and also part of a tract or parcel of land lying and being
in the County and State last aforesaid being part of Lot Number "One" it
being part of a tract called Monocacy Manor. Beginning at a stone
planted at the end of twenty two and one tenth perches on the fifth line
of the whole lot and running thence with said fifth line North seventy
five degrees East one hundred and twenty perches to intersect the end of
the third line of one acre part of Said Lot heretofore conveyed by William
Dern to George Albaugh then with said line reverse South four and three
quarter degrees. East Nineteen perches to a stone planted at the end of
the first line of the deed from Daniel Dulany to William Dern for two hundred
acres part of Dulany's lot then with said line reversed South Seventy three
degrees eight minutes West one hundred and twenty seven perches and two
tenths of a perch to the beginning stone of the said two hundred acres
and from thence by a straight line to the beginning containing fifteen
acres one quarter and twenty one perches of Land which Lot Number one was
conveyed by Thomas Johnson Esq. to William Dern by two several deeds the
first dated fourth day of October seventeen hundred and ninety one the
other dated the twentieth of April seven hundred and ninety three reference
being had thereto will appear together with all and singular the rights
members and appurtenances to the same parts of tracts or parcels of Land
and premises belonging or in any wise appertaining to have and to hold
the said tracts or parcels of land and premises with the appurtenances
thereunto belonging or in any wise appertaining unto him the said Jacob
Souder his heirs and assigns to the only proper use and behoof of the said
Jacob Souder his heirs and assigns forever and to and for no other use
intent or purpose whatsoever and the said Benjamin Biggs Esq Abraham Huff
Junior and John Ritchie Executors as aforesaid for themselves and their
heirs the aforesaid parts of Tracts or parcels of land and premises with
the appurtenances unto the said Jacob Souder his heirs and assigns they
the said Benjamin Biggs Esq Abraham Huff Jun and John Ritchie Excrs as
aforesaid shall and will warrant and defend from and against themselves
and their heirs and from and against the claims of the heirs of the said
William Dern deceased and the said Benjamin Biggs Esquire Abraham Huff
Junior and John Ritchie Executors as aforesaid for themselves and their
heirs Executors and administrators do covenant and agree to and with the
said Jacob Souder his heirs and assigns that they the said Benjamin Biggs
Esq Abraham Huff Jun and John Ritchie Executors as aforesaid & their
heirs Executors and administrators shall and will at any time hereafter
when --- thereunto requested by the aforesaid Jacob Souder his heirs or
assigns make do suffer execute and acknowledge any other deed or Instrument
of writing for the more perfect granting and conveying the aforesaid tracts
or parcels of Land and premises with the appurtenances unto the aforesaid
Jacob Souder his heirs and assigns as by him the said Jacob Souder his
heirs or assigns shall be thought lawfully necessary for the same. Provided
the same contain no other or greater warranty than is herein and that the
same be at the cost and charges of the said Jacob Souder his heirs or assigns.

our Lord one thousand eight hundred and thirteen between Jacob Souder
of Frederick County and state of Maryland of the one part and Daniel Creager
of the same County and state aforesaid of the other part Witnesseth
that the said Jacob Souder, for and in consideration of the sum of four
hundred and twenty five dollars current money of Maryland to him in hand
paid by the said Daniel Creager at and before the __ sealing and delivery
of these presents the receipt whereof ___ the said Jacob Souder doth hereby
acknowledge and himself ______ to be fully satisfied and paid hath
granted bargained and sold and by these presents doth grant bargain and
sold unto the said Daniel Creager his heirs and assigns all the following
described parcel of land situate in Frederick County aforesaid being part
of a parcel of land consisting of part of a tract called "Mackey's Luck"
and part of a tract called "Braden's Lot" on the Thirteenth day
of April one thousand eight hundred and ten, conveyed by Henry Creager
(son of Conrad) to the aforesaid Jacob Souder for sixty seven acres three
quarters and thirty five square perches of land more or less: Beginning
at a stone planted at the end of the first line of said parcel of land
conveyed to the aforesaid Jacob Souder and running with it reversed South
fifty nine degrees East sixty two and a half perches to a stone planted
then North five and a half degrees East forty perches to a stone planted
North fifty and quarter degrees West twenty six perches to a stone planted,
North twelve degrees West nineteen and three quarters perches to a stone
planted North sixty seven and a half degrees West twenty one and three
quarters perches to a stone planted on the second line of the aforesaid
parcel of land conveyed to Jacob Souder and with said line reversed to
the beginning. Containing seventeen acres of land more or less. Together
with all and singular the improvements and advantages with the appurtenances
to the above described parcel of land, belonging or in anywise appertaining;
and all the estate, right, title, interest, claim and demand, whatsoever,
of him the said Jacob Souder of in and to the said parcel of land and premises
and every part and parcel thereof. To have and to Hold the said parcel
of land above described, and every part and parcel thereof, with the appurtenances,
unto the said Daniel Creager his heirs and assigns; to the only proper
use and behoof of the said Daniel Creager, his heirs and assigns forever.

land premises above described and hereby bargained and sold, and every
part and parcel thereof, with the appurtenances against him the said Jacob
Souder and his heirs, and against all and every other person and persons
whatsoever claiming or to claim, any right or title thereto by, from or
under him, them or any of them unto him the said Daniel Creager his heirs
and assigns shall and will warrant and forever defend by these presents.

Frederick County ____: On the 27th day of May 1813 came the within named Jacob Souder before us the subscribed, two Justices of the Peace of the County aforesaid, and acknowledged the within deed or instrument of writing to be his act and deed and the land and premises therein mentioned, and thereby bargained and sold to be the right and estate of the within named Daniel Creager his heirs and assigns forever, according to the true intent and meaning of the said deed & instrument of writing, and the act of Assembly in such case made and provided. At the same time came Elizabeth Souder, wife of the said Jacob Souder, and relinquished her right of dower in the parcel of land and premises within mentioned to be bargained and sold to the said Daniel Creager, his heirs and assigns forever: she being by us examined apart and out of the hearing of her said husband, declared that she did the same of her own free and voluntary consent, and that she was not induced thereto by threats, or through fear of gaining the displeasure of her said husband.

County and State of Maryland of the first part and Philomon Cromwell John
Walker and Jacob Souder (Trustees) of the County and State aforesaid of
the second part Witnesseth that the said party of the first part for
and in consideration of the trust and confidence in them the said party
of the second part ______ and herein after particularly set forth and also
for and in consideration of the sum of one Dollar current money to him
the said Party of the first part at the sealing and delivery of these Presents
in hand paid by them the said Party of the second Part, the Receipt whereof
is hereby acknowledged; hath given granted bargained and sold and by these
presents doth hereby give grant bargain and sell unto them the said Party
of the second part and their Successors in Trust for the purposes herein
after mentioned and particularly set forth and expressed, all the part
of Lots Numbers four and nine, being part of Monococy Manor, situate lying
and being in the County aforesaid, Beginning at a Stone planted at the
End of the second Line of twenty two acres and thirty Perches of Land part

was conveyed by William Campbell to Daniel Bussard by Deed dated the 24th
day of May 1802, it also being a corner of the Widow Cramer's part of Monococy
Manor and running thence with a line of said Widow Cramer's Land, South
Seventy Nine Degrees, West six perches to a planted stone then north Eleven
degrees, West four Perches to a planted Stone North seventy nine Degrees
East seven and a quarter perches to a stone planted on the aforesaid Bussard's
Twenty two acres and thirty perches of Land, then with said Line South
six and a half Degrees West four and a quarter perches to the First Beginning
containing twenty seven square Perches of Land. Together with the
Rights members privileges advantages and appurtenances to the same belonging
or appertaining. To have and to hold the said part of Land and premises,
with the Rights members and appurtenances to them the said party of the
second part and their Successors forever in Trust nevertheless for the
uses intents and purposes herein after particularly set forth expressed
limited and declared and for no other use intent or purpose whatsoever;
that is to say, for the use intent and purpose of building and erecting
on the said part of Land a convenient house for a School House to teach
and instruct the youths of the Inhabitants within the neighborhood of the
said School, and all such other persons that shall think proper to attend
the same for the intent and purpose of being instructed in literal knowledge,

that the said Nicholas Randall for and in consideration of the sum of six
thousand seven hundred and ninety five Dollars current money of the United
States, to him in hand paid by the said Benjamin Souder, the receipt whereof
is hereby acknowledged Hath granted, Bargained sold aliened released and
confirmed, And by these presents doth grant, bargain, sell, alien, release

Souder by his last will and testament bearing date the twenty sixth day
of December one thousand eight hundred and fifteen did give and devise
unto his two Sons David Souder & Joshua Souder all his real estate
of which he died Seized lying and being in the county and State aforesaid
which was conveyed to him the Said Benjamin Souder by Nicholas Randall
and Henry Creager a reference thereto will more fully and at large appear

Cramer by his Six notes of hand duly executed & all bearing like date
with this indenture stands indebted to the said Jacob Souder in the sum
of twelve hundred dollars the first of which notes is for the sum of two
hundred dollars payable on the first of May eighteen hundred & thirty
two; the second for the sum of two hundred dollars payable in one year
thereafter; the third for two hundred dollars payable in one year after
that; the fourth for two hundred dollars payable in one year after that;
the fifth for two hundred dollars payable in one year after that and the
sixth for the sum of two hundred dollars payable in one year after that
it being the first of May eighteen hundred & thirty seven. Now
this indenture witnesses that the said Jacob Cramer, in consideration of
the said debt or sum of twelve hundred dollars owing to the said Jacob
Souder as aforesaid for the better securing of the payment thereof with

and eleven, which said Deed is Recorded in Liber W. R. No. 40 Folios
391, 392, 393 & 394 one of the Land Records of the aforesaid County
which said deed calls for one hundred and fifty one acres of Land _____
___ ____ the said Benjamin Souder having Sold and deeded ____ John
Walker forty acres of the aforesaid tract, being part of the tract called
"Federal" which said Deed is also recorded in the Land records of the said
County Leaving unto the Said Elias Scholl one hundred and eleven acres
of Land, Together with all the rights, members, privileges, advantages,
and appurtenances to the same piece or parcel of Land and all the estate
right, Title, Interest, use, trust, possession, property, claim and demand
whatsoever of him the said David Souder of in and to the Same, To have
and to hold the said piece or parcel of land and premises with the rights
members and appurtenances to him the Said Elias Scholl his heirs and assigns
forever and to and for no other use, intent or purpose whatsoever And the
said David Souder doth hereby for himself and his heirs Covenant, Grant
and agree to and with the Said Elias Scholl his heirs and assigns to warrant
and forever hereafter defend to him and them the said piece or parcel of
land and premises herein before described and hereby intended to be conveyed
against all persons claiming or to claim the Same or any part thereof by
from or under him the Said David Souder his heirs or assigns, And further
the Said David Souder and his heirs Shall and will at any time hereafter
at the Request and Cost of the said Elias Scholl, his heirs or assigns,
make, do, Suffer, execute and acknowledge any other deed or deeds, assurance
or assurances, which may be necessary for the more effectual conveying
to the said Elias Scholl his heirs or assigns all his the said David Souders,
Estate Title and interest in the land herein before described and hereby
intended to be conveyed In Witness whereof the said David Souder
hath hereunto Subscribed his name and affixed his seal, the day and year
first before written.

Be it remembered that on this first day of April in the year of our
Lord eighteen hundred and thirty Seven Personally appears David Souder
the party grantor within named, Before us the Subscribers two Justices
of the peace in and for said County and State and acknowledged the within
Deed or Instrument of writing to be his act and Deed and the Land and premises
therein mentioned, and thereby bargained and Sold to be the right and estate
of the within named Elias Scholl his heirs and assigns forever according
to the true intent and meaning of the said deed, and of the Acts of Assembly
in Such Case made and provided And We do hereby Certify that
We are satisfied of our own knowledge that the party Grantor (David Souder)
who has executed and acknowledged the aforesaid Indenture or instrument
of writing is the person named and described as, and professing to be the
party Grantor therein In Witness Whereof we have hereunto subscribed
our names the day and year first before written.
