Letter from the President Renewal of lease on Webster Rd. Union CT. Dear fellow members. Well it’s been a quick 14 years. What I’m talking about is the number of years that the club has been leasing the 200 plus acre Armitage/Barton property located off Webster Rd. in Union Connecticut. Our contract is up for renewal this fall and so we must consider whether or not to renew the lease. The club has been paying $3,500.00 per year for the last 12 years. Bill Hull has informed me that the cost for a 5-year lease will now be $5,000.00 per year. We will be voting on whether or not to continue the lease at the July meeting. The Executive Board recommends that the club continue to lease this property. Those are the facts. Now if I may I would like to give you my feelings on why I believe that the club should continue to lease this property. Let us review Article II, Preamble of the club’s bylaws. The purposes for which said organization is formed are the following: A non-profit institution, to develop and enhance good sportsmanship, social welfare, mutual assistance, good fellowship and friendship. To provide ample and proper ways and means for the enjoyment of the sports of hunting, fishing, and recreational purposes of its members in every manner possible, to promote any activity incidental to or connected with the aims and purposes of this organization. To own, purchase, sell, mortgage, and lease real estate and to do any and all things incidental and necessary for the aims and purposes of this organization. Now let us review what we currently have for properties either owned or leased. We currently own approximately 130 acres in Colchester. And are leasing two separate parcels in Union, one being the property in question of approximately 200 plus acres and the Myers property of approximately 450 acres. The total acreage available for use by our membership is approximately 770 acres. The acreage varies in its topography, accessibility, habitat, and utilities. The main uses of the properties are club functions, camping, hiking, fishing, and hunting. All our properties either leased or owned are accessible from major highways. From the New Britain area all properties are within 45 minutes travel time. Being a member of this club for over 30 years I have seen many changes take place. One of which is the relentless progression of privet homes being built around our property in Colchester. It has had the effect of reducing the acreage that can actually be hunted in accordance with State of Connecticut laws. The membership of the club and their activities has changed somewhat as well. More and more individuals applying for membership sight their wanting to hunt in a safe environment. Dear hunting and Pheasant hunting alike take space in order to do so safely and effectively. Both require somewhat different habitat as well. The properties we currently have strike a good balance for achieving these purposes. It is clear to me that the club members have done an excellent job through the years in their efforts to accomplish the stated purpose of the Preamble. I am certain that our children and there children’s children will be as grateful as we are to the founders of our club for their foresight and wisdom demonstrated in there efforts to provide open and natural spaces for us to enjoy and cherish. All of the officers and I look forward to hearing your comments at the July meeting and ask for your support in this matter. Sincerely John Worbel

By-Laws Committee A new By-Laws review committee has been appointed by President John Wrobel Sr. Anyone interested in participating may contact Chairman Harold Gannon at any Membership or Officers meeting or by calling him @ (860) 675-6449. Anyone that has a particular by-law that they would like to see revised should submit their suggestions, in writing, to the NBHFC e-mail box or to any officer of the organization.
Bookkeeper Needed – very important reading As you are probably aware our Bookkeeper elected in November of 2004 has resigned his position due to personal reasons. Our past Bookkeeper of many years Bert Lantz has graciously accepted the position in abstention for the remainder of this year but will not be able to continue beyond. This is a very important position to the financial welfare of the Organization and if it is not filled for next year we will be forced to go outside of the Organization and pay for the services of a professional accountant. Bert has also agreed to spend the remainder of this year explaining the duties and training any member or members who may think they would like to give it a try. A minimal amount of experience with personal computers is required. Anyone who may be interested in running for this position in the upcoming (November 2005) election should contact either President John Wrobel Sr. @ 828-1942 or Bert @ 666-3127. You may also express your interests to the NBHFC e-mail box nbhf@sbcglobal.net ..
Vandalism at the Colchester Grounds There appears to have been some recent vandalism at the Colchester Club Grounds mostly in the Paul’s Pond area. The boards and screen from the water level dam have been twice removed and thrown on the ground causing the water level in the pond to drop dramatically. The airflow valve adjustments on the aeration tower have been tampered with and additional damage has been done around the shore area as well as things being thrown into the pond itself. There has also been some vandalism in various other areas. Some steps have been taken to try to prevent further vandalism of the dam and tower but if anyone notices anything that looks to have been possibly vandalized please contact any officer immediately to report it. And if you see anyone on club properties that you do not recognize please do not hesitate to ask to see their current membership card or some other form of identification. If they refuse or cannot produce proper identification feel obligated to call the local police department

Volunteers are still needed to fulfill their new point system requirements. Signup sheets will be posted with the Membership Meeting sign-in sheets or you may contact any of the above co-chairman to volunteer your services. Help is needed in all phases of the cost analysis, planning and implementation of projects to improve the usability, appearance and security of the assets of the club. Some members may be needed on a call as needed basis only (for emergency repairs to electrical, plumbing or structural damages) while others may prefer to work on specific areas or projects. Either way it is a good way to earn points and socialize with fellow members while contributing to the future of the organization. |
