                                   Property Management Committee

Volunteers as well as sub-committee chairmen and co-chairmen are still needed.  Signup sheets will be posted with the Membership Meeting sign-in sheets or you may contact Chairman John Rzeplinski @ (860) 828-9739 or e-mail jrzeplinski@comcast.net or nbhf@sbcglobal.net to volunteer your services.
The Property Management committee is looking for members who are willing to volunteer some time to the upkeep and improvements to the properties and facilities of the organization.  Help is needed in all phases of the cost analysis, planning and implementation of projects to improve the usability, appearance and security of the assets of the club.  Some members may be needed on a call as needed basis only (for emergency repairs to electrical, plumbing or structural damages) while others may prefer to work on specific areas or projects.  Either way it is a good way to earn points and socialize with fellow members while contributing to the future of the organization.
The committee is divided into 5 sub-committees (building maintenance, grounds maintenance, shooting range management, wildlife management and special projects) whose responsibilities would include things from researching cost of materials to organizing work parties to running a chain saw or swinging a hammer.  Specific work parties would be organized based on availability of those members who volunteer.  And food and beverages would be provided accordingly.
The committee has a bunch of project proposals already in the works for 2005 and is seeking assistance in coordinating these undertakings.  Please signup for specific sub-committees or just general help as available.  The undertaking and success of any project will be subject to the support and participation of the general membership.

A little explanation of our Tower/IRS requirements

In order to address some of the misconceptions regarding our issue with the IRS requirements for our tower income we would like to submit the following explanation.

Facts:
1) The NBHFC is a nonprofit organization.
2) Under a specific IRS code pertaining to our nonprofit organization status are the following restrictions:

The organization may receive up to 35% of its gross receipts from nonmember sources including investment income (interest and dividends) but no more than 15% of the total gross receipts may be from nonmember use of such a club’s facilities.

3) The rental of the parcel of land to the SBC Tower company is deemed to be nonmember use of the
NBHFC facilities therefore we are subject to the 15% limit of our gross receipts for any given year.

4) Gross Receipts are a total of all monies received before any expenses are considered. It is not our
Profit.
5) Currently our income from the SBC Tower lease exceeds the 15% limit by approximately 4% - 5%
yearly. These funds are the only gross receipts that contribute to our excess of the 15% limit.

Misconceptions:
Q) Can we lower our margin of excess (4-5%) by making less or spending more money.
A) No. The excess is based solely on Gross Receipts not Profit or Expenses. Therefore we would need
to increase our yearly income, but not from any increase of nonmember use of our facilities
(property rental).
Q) Can we offset our tower income by designating that a portion of our gross income be used for leasing of
other lands for our own purposes.
A) No. Again the 15% limit is based on gross income not what you do with the money.

What are our options ?

The excess percentage of income from the tower lease must be used for charitable purposes by the end of each year. Currently this amounts to approximately $3000 to $4000 yearly.

2. We can increase our gross income from the general membership or membership sponsored events such as our Game Dinner, Clam Bake, etc. Any increase in gross income would contribute to lowering our excess of the 15% limit and would therefore not only lower the amount we would be required to contribute to charity but would also increase our net income and profit (more money to cover our increasing expenses or bank for future needs).
