Subject: Issues in the Common Areas.
 
Dear Allen,
 
In an effort to document outstanding issues on the common areas, the Executive Board of the Homeowner's Association would like to express our concerns/issues with the following items. We have noted the issue, desired resolution and the lots nearest to the Common Area land involved.
 
Silt in Bio-filter
A large amount of silt has accumulated at the base of the drain and behind lot 31. The result is that the water seems to drain at a slower rate. We would like this cleaned out before the property is considered complete.
· Lot - 30/31 (by drain)
 
Property Pin Markers
The Executive Board is being asked specific questions about the homeowner's property. In trying to address the issues, we are not finding the property pin markers as we had expected. Whether we just cannot locate them or they were not all put in, we believe a walkthrough to identify the markers for each property is appropriate.
· Lot - all
 
Silt fence (Plastic Paper)
The silt fence (plastic paper used as barriers) has been buried instead of removed in some places. Rather than pull the plastic out, the landscaper apparently decided to cut pieces that were showing, leaving the majority of it buried. The plastic paper should be fully removed.
· Lot - 30/31, 34, 35, 37
 
Dirt/Sand Patches
In many areas there are large patches without grass. In some places, there is only sand in these areas. These areas should have topsail and be reseeded.
· Lot - 36, 37, 39/1, 38/3-4, 5, 6, 11/12, 18, 19, 24
 
Bark used instead of Mulch
Some of the trees have been covered with bark instead of mulch. We understand that this may have detrimental long term effect on the trees and would like the bark replaced with mulch.
· Lot - 34/35
 
Large Dirt Mounds
These dirt mounds area about 2-3 feet wide and about 3-6 inches high. This is high enough to cause mowing problems. We would like these leveled and reseeded.
· Lot - 15, 16, 6
 
Possible Dumping Site
Homeowners have told us that the area behind Lots 11 and 12 have been used as a dumping ground for construction waste and that everything has now been buried and covered. We would like this cleaned out, leveled and reseeded.
· Lot - 11, 12
 
Drainage Area
Small trenches are beginning to form from the water drainage. As time goes on, the trenches will become larger. We would like you to share with us the plans
· Lot - 14, 15
 
Trees still wrapped at Base
Some trees have been planted with the cloth wrap at the base. It appears that the cloth may prevent the base from growing, possibly killing these trees. Please clarify whether this creates an issue - if it does, we would like this addressed by your landscaper.
· Lot - 13, 14
 
Large Holes
Some areas have large holes (3-4 feet wide and 2-3 feet deep) where people could hurt themselves. Some are in somewhat remote areas, which could add to the risk. We would like these filled level and reseeded.
· Lot - 15, 16, 6
 
Miscellaneous Junk found on Property
The items listed below have been found in the woods and we are guessing that they are on MeadowView land. If yes, what will be done with these items?
· Lot 37 in woods:
· Large Log pile
· Steel Wire - approximately 10 rolls
· Silt fence paper
· Car tires
· Boat trailer
