Entire Lot:

This is the entire lot, and location of house.  It is kinda guestimated for now.  But I need to check the EXACT measurements of location of trees and stuff.

 

Shed is not on there right now. The shed  in the back  left corner could feasibly be moved if required.   Sidewalk sewer in the front yard is signified by Brown Box.

 

The LAW is 10 feet from property line in Falls Church/FX without a variance.

 

 

 


 

Original:

The original house is 816 Sqfeet or so.

House faces West.

Deck on Front of house.

The plan shows WEST is down.  North is left.  South is right.

 

Problems with original house.  Not enough baths.  Not enough bedrooms.

Furnace under house in crawlspace, so it gets weathered.

Wood floors not that great.

Roof is not only BAD, but is currently leaking.

Kitchen has lots of PORTABLE components, that do not have places currently.  So will need to replace a lot of it.

Nice Utility room, now.

Has a gas stove connection.

Current Bath has cracked tile and outdated walls.  Not worth saving existing bath.

Components in Bath are new, sink and toilet.

 

These are MOSTLY exact measurements.  I still need to make sure on a couple measurements.

Design1Phase1:

Very costly so far.  Very big.  May not pass variance for that many stories depending on how they look at elevation.

Floor – 1:

HERE IS THE FIRST FLOOR ----  (I display the second floor next and the basement last. )  (Ground Level)

The great things about this design:

Stairs:  go up and down in the RIGHT place (rather than one long staircase)

Stairs:  are near the garage, and come up to the kitchen… just like I want

Place for an Xmas tree near stairs.

Open design.   Lots of light in the morning hours.

Good place for Fireplace (near couch- not so obvious—stripes on outside of house)

The box in the left corner is an entertainment center.

Walls slanted make rooms the perfect size.    Give each room a little more room where they need it. 

Two desks in Office right now.  (Another design had a bigger bathroom with a shower, but I figured I would not need a shower down there).

Bad things:

            Kitchen may be too small.

            Only one fridge, but one would fit in the pantry.

 

 

 

Second Floor:  

 

The good…

Washer Dryer on 2nd floor

Nice big MBR closet

Master Bedroom could have a fireplace in East Corner….

 

The bad…

Rooms kinda small.

Washer Dryer in tiny space, no room to work.

West Bedroom  has closet on tilted surface above stairs.   Will have two steps to access clothes.  It will be a bit strange, but good use of .

Wasted space in both Baths

Where is attic access?  MBR Closet?

Phase 2 will be difficult to access the NEW West WING (front part of the house)

 

The roof:  Hmm, probably scissor trusses, so the ceilings are higher on all the rooms.  Skylights in baths if money allows. 

 

 

 

 

 

 

BASEMENT:

 

The good: 

All the mechanical stuff is tucked away.

Stairs will lead to Kitchen J  Perfect.

Right now, there are no walls.   But I could put a wall anywhere.

 

The bad:

Currently no rough-in for plumbing because I am not sure how low I can go for the sewer.  Will find out.

 

 

 

 


Design1-Phase2:

 

BAD:::::   I may not have money or get around to phase 2.

I will not start it until next year. 

If Phase 1 goes bad, then I will dread going to phase 2.

 

But---  I MUST change the front of the house somehow, or the whole plan is worthless.  I cannot sell the house without the front changing.   Could rent it though.

 

Good:  PHASE 2 IS SIMPLE AND CHEAP. 

The only reason I don’t do it at the same time is because the banks wont let me tear down a house without something else up.

Design2:

This is a smaller design.  But still costly.  Not that much less than other. 

Disadvantage.  Horrible living for a few months while roof is off the existing house.

Stuff may get damaged.

 

Floor 1:

 

This is not really finished yet.  I have not figured out what to do with the current house.  How to incorporate into new addition design.  

The walls sectioning off the dining room  are existing walls.

I would take out all the rest of the walls in the existing house.  Including the bathroom.

 

Increasing the ceiling is questionable.

 

 

 

 


Floor 2:

 

I like this design .  It makes good use of space, even though the walls are crooked.

This was one of the DESIGN 1, Ideas.  

I like it a lot, but the washroom is tiny/almost nonexistent.  And there is no hall to get to the new house.

Floor1

Have not put in stairs yet to basement.  Maybe where desk is.

Arches are in the Living room /Hall   wall   as well as the Dining room hall wall.

Living room has fireplace?  Between Office wall and LR wall.  

Kitchen is the Back Right corner. 

Maybe Pantry instead of Desk?

Bar between family room and kitchen.

Office has book shelves lining walls.

Office should probably have an angled front, also….   Depending on $$

Not enough Bedrooms!!!

But these are big.

Nice Closet for MBR

Shower in MBA will extend to wall in the corner.  Probably all the components in MBA will be moved around, they are in the wrong places now.

Having Bathrooms over Dining room maybe weird…?. 

Closest for rooms not shown.

Shared Bath has two doors so that people can brush teeth at the sink while others take showers.
