Advice for Buyers and Sellers -
It's Time for an Attitude Adjustment...

Indicators are heading towards a flattening of the market. While prices vary (in some areas they seem stable, in other areas they are declining, and in a few areas are still even seeing some appreciation) the red flag is the 17.8% drop in sales overall.

Sellers need to think current market condition, not past. Now more than ever, if you decide to sell you need to hire an agent that has solid experience in pricing. We are not in a rising market - translation: Don't price to test the market, you'll lose. Price to seek.Overpriced homes just sit on the market. The county's inventory of available $1 million plus homes has doubled from a year ago. Buyers are more cautious. Homes need to be in good condition. Think staging, have a plan. Remember when buyers submit an offer they are accepting the risk of an 'unknown market.' So yes, it is time to sell but only if you are realistic.

Buyers are feeling uncertain and are not 'happy campers.' At the same time, they see this kind of market as their opportunity to make offers for less than list price. While it is not officially a buyer's market, it is heading that direction. Buyers more than ever need an experienced agent to make sure they do not over pay for a property. With jumbo, 30 year fixed rate loans at 6.875% and 1 point is it time to buy - the answer is yes! In this market there are deals out there!

---------------------------------------------------------------------------

Have you been frustrated in trying to find information on homes for sale? You're not alone. This is the largest complaint that homebuyers have. Typically, the Realtors control the information on homes for sale. They make this information secretive, only giving you enough of the details to gain your interest and then forcing you to have to call them for important information, such as the price, the address, etc. Who started that silly system anyway?

The automated e-mail Home Search system on this website has been designed to offer you the information on homes for sale that you want and furnish it to you easily and without the common hassles and high pressure. You want to obtain the information easily, and then make a decision as to whether you want further information on this home or wish to view it. After all, you know exactly what you're looking for. The automated e-mail home search system provides you the homes information and then all that you have to do is to e-mail me with the homes you would like to see and when you would like to see them. It's just that easy.

PRICE FACT!

The Best chance for selling your property is within the first seven weeks.  Studies show that the longer a property stays on the market, the less the seller will net.

It is very important to price your property at a competitive market value at the signing of your listing contract.  The market is so competitive that even over-pricing by a few thousand dollars could mean that your house will not sell.  Interestingly, your first offer is usually your best offer.  Here are reasons for pricing your property at the market value right from the very start in order to net you the most money in the shortest amount of time.

An Overpriced Home:

· Minimizes offers

· Lowers agents response

· Limits qualified buyers

· Lowers showings

· Lowers prospects

· Limits financing

· Wastes advertising dollars

· Nets less for the seller

COMMUNICATION: THE KEY TO A SUCCESSFUL HOME PURCHASE.

During your home purchase process, communication is the name of the game. Great communication between you and your agent is essential. Knowing your needs and wants and understanding your lifestyle will help your agent understand what kind of home will work best for you. This is an important part of an agent's service to you. Typically, when you are ready to purchase a home, your HomeBuyer Specialist will sit down to discuss the type, size, style and location of the kind of home you are interested in purchasing. After extensive research, we will furnish you with all of the information on only the homes that fit your needs. You will then have the freedom to drive by these homes and decide which ones you have interest in enough to arrange a showing. You can then contact Mark or Kimberly, who can arrange for a private showing of only the homes you wish to visit.

Location! Location! Location!

For Example: Green Valley - A smaller community of about 500 homes currently with limited growth, Green Valley is aptly named. Majestic oak trees and manzanita bushes grow abundantly in this small, fertile valley. Horses are common on many larger parcels. Homes vary from 1920s cottages from below $200,000 to new and newer customs priced from the mid $300,000s to those on larger or multiple parcels reaching $400,000 and higher.

Central Green Valley

Surveys show that investors typically do not choose real estate for one of two reasons: 1- They do not understand its true potential, 2- They feel that compared to stocks, bonds, annuities, etc, real estate is just too much trouble and too complex to become involved with. If I can solve one or both, you can diversify and give your investment dollars some real impact.

Here is a simplified example of what real estate offers as an investment: When you place $15,000 into most investments you receive $15,000 worth of investment. When you place $15,000 into real estate, however, you can receive $125,000 worth of investment. If that piece of real estate appreciates at 10%, you earned $12,500 in investment dollars as compared to $1,500 in investment dollars for your other investment. QUITE a DIFFERENCE! Of course there are many factors to consider, such as the cost of owning and the cost of selling the real estate.

Ten Things You Should Know About Mold

1.      Potential health effects and symptoms associated with mold exposures include allergic reactions, asthma, and other respiratory complaints.

2.      There is no practical way to eliminate all mold and mold spores in the indoor environment; the way to control indoor mold growth is to control moisture.

3.      If mold is a problem in your home or school, you must clean up the mold and eliminate sources of moisture.

4.      Fix the source of the water problem or leak to prevent mold growth.

5.      Reduce indoor humidity (to 30-60%) to decrease mold growth by:

a.      venting bathrooms, dryers, and other moisture-generating sources to the outside;

b.      using air conditioners and de-humidifiers;

c.       increasing ventilation;

d.      and using exhaust fans whenever cooking, dishwashing, and cleaning.

6.      Clean and dry any damp or wet building materials and furnishings within 24-48 hours to prevent mold growth.

7.      Clean mold off hard surfaces with water and detergent, and dry completely. Absorbent materials such as ceiling tiles, that are moldy, may need to be replaced.

8.      Prevent condensation: Reduce the potential for condensation on cold surfaces (i.e., windows, piping, exterior walls, roof, or floors) by adding insulation.

9.      In areas where there is a perpetual moisture problem, do not install carpeting (i.e., by drinking fountains, by classroom sinks, or on concrete floors with leaks or frequent condensation).

Molds can be found almost anywhere; they can grow on virtually any substance, providing moisture is present. There are molds that can grow on wood, paper, carpet, and foods.

AVOIDING THE MOST COMMON MISTAKES HOME BUYERS MAKE!!

(1) Not understanding the local market and all that is available.
(2) Not being selective-Trying to see everything both in their price range and not.
(3) Weak negotiating. This mistake alone can cost the homebuyer thousands of dollars.
(4) Not requiring the proper home inspections or not having knowledge of the most reputable inspectors.
(5) Not understanding all available financing options.
(6) Looking for the perfect home.
(7) Not previewing schools, shopping and other neighborhood amenities.

If you would like to receive any further detailed information on any of the homes that you are receiving e-mail information on, or any other homes that you see listed for sale, or arrange for your private viewing of any of these homes, please e-mail me today.

YOU NEED TO HAVE THE BEST!!!!!

All real estate agents should find out what today’s home buyers want and need, and make it easy for them to get.  Surveys show that buyers want information and they want it freely.  That is why the Internet is so successful in exposing homes for sale.  Buyers are not looking to buy homes online, they just want to get information about homes and information about buying homes.  Agents that may have been very effective just a year or so ago will find themselves at a loss if they are not providing what today's home buyers want and need.

To be effective in the current Real Estate Market, your agent needs to understand the current technology and consumer market trends and employ the systems that consumers now look for.  Lots of agent have a web presence, (You wouldn't even consider an agent who didn't would you?) but HOW EFFECTIVE is that presence?  Few agents today understand the home buyers new way of thinking nor do they have the marketing systems in place that are available with current technology.
