Maximising cash flow from your investment property. Involves interpreting taxation rulings on rental property to present options on how to leverage one's assets to maximise tax benefits on cash-positive rental property. A shift from the thinking from negative-gearing (leasing property at a loss for tax avoidance purposes -- usually advised by accountants and banks) to one highlighting the sensibility (from a wealth creation perspective) of maintaining a cash-positive leasing activity on one's rental property. Depreciation - a principle few property investors are aware of - should be included as a key factor for maximising rental property cash flow.

Self-Managed Superannuation. Australia's Superannuation Plan is a government-mandated retirement provident fund -- the equivalent of the U.S. 401k Plan. Income-earning people can contribute funds to it pre-income tax. The funds are often managed by a professional funds manager -- usually a bank through a mutual fund. The option is available for people to manage their superannuation fund themselves (if done properly, better returns could be yielded).
