RENTAL AGREEMENT
CONDITIONS OF TENANCY
1)  Rent will be paid to the landlord on the first day of every month of the tenancy.

2)  Tenant releases permission for Hydro to share electrical usage figures.

3)  Tenant will keep and maintain the rental property in clean and tidy order as is reasonable and agreeable to both parties and not let garbage accumulate in the suite, thereby causing a health risk.

4) Tenant agrees that there will be no parties on the rental premises which result in excess noise / disturbance / damage, or where police have to be called to intervene.

5) Tenant(s), any member of tenant's household, and any person invited by the tenant shall not engage in any drug-related, pimping, or prostitution activity, assault, unlawful use of firearm, or any actions or words that threaten the health, safety or welfare of other tenants of the property - or adjacent properties.

6) Tenant agrees not to have or permit alcohol, solvents, or illegal drugs on the premises.

7) Tenancy requires ongoing participation in the tenants group for this building and/or a local Community Improvement Association.

8) Tenant understands that pets are not allowed, without full knowledge and written consent of the landlord.

9) No person not named on the lease will reside on the rental property without written consent of the landlord.

10) The tenant agrees to use the rental unit and building for residential purposes only, and will not carry on, or permit to be carried on, any trade or business in the rental unit without the written consent of the landlord.

11) Any damage done to the premises while the tenant is occupying the above address, whether done by the tenant(s) or person(s) they have allowed on the property, is the duty of the tenant(s) to inform the landlord, and the sole financial responsibility of the tenant to repair the damage.

12) The landlord will make any necessary repairs to the property as directed by the tenant providing they are reasonable and do not arise out of misuse or abuse.
Any breach of the above may result in immediate termination of this tenancy agreement!
