1. Hire a Construction manager or architect to oversee the job scheduling and construction. Its worth the added expense and you'll end up with a better home. (i.e. You wouldn't do brain surgery on your child if you were an engineer. You get the idea!) . If you don't have the time to invest in the process hire a GENERAL CONTRACTOR! 2. Obtain multiple bids for each item to be subcontracted, utilize quality subcontractors and trades people for references to other GOOD subcontractors, ask them who they used or would use to build their home!!! As I hired people I asked them who they would recommend. Most quality business people care about their reputations and aren't likely to refer you to someone who does crummy work. 3. Hire a GOOD attorney to draw up contracts for any contractors and subcontractors. Its worth the added expense! Pick one who has experience in this area. Expect to spend $300-600+ on this! 4. Shop around for a construction loan, there are deals to be had ask about a discount if you open accounts etc 5. Make sure you have adequate liability insurance before beginning construction. An Umbrella liability homeowners policy for $1,000,000 - 2,000,000+++, Don't go cheap here you could be sued if someone gets hurt on the job site! 6. Obtain copies of workman's compensation insurance and liability insurance before any work by any subcontractor and make sure the policy's are current! Protect yourself! 7. Plan ahead, expect to wait several months for permits and revisions before you can begin construction. 8. Talk to the local inspectors about specific things they look for or that are frequently omitted by contractors before inspections. Plan ahead, you'll have less re-inspection's, save money and everything will go smoother. ALWAYS BE NICE TO INPECTOR'S, UNLESS YOU WISH THEM TO MAKE YOUR LIFE MISERABLE!!! MOUTHING OFF WILL ONLY HURT YOU!!! Believe it or not they are looking after your interests, although at times it may not seem that way! 9. Sometimes its worth paying more for a subcontractor. 10. Plan ahead, plan ahead, plan ahead. Patience! |
