CROFT PLACE ACCESS STATEMENT

Please note due to the age and construction of the house we are unable to provide accommodation for wheelchair users, or children under the age of ten. We do not cater for any pets. Please note we do not accept credit cards.
We are in the heart of the Old Town, two minutes walk from the beach, restaurants shops and bars.

ARRIVAL


Hastings train station is reached by Taxi in five minutes or a walk of approximately twenty minutes. The house is half way up a hill, which has a medium gradient. We have some private parking available and there is a public car park three minutes walk away. We are happy to assist with any luggage. Guests are given keys to their room and the front door which gives them access at all times.

DESCRIPTION OF PROPERTY


The front door has one step and measures 33ins wide, this leads into a narrow hallway which is carpeted. This leads into the –

GROUND FLOOR GUEST ROOM


This is directly facing the front door and is carpeted. The door to the room measures 321/2 ins. The room has a double bed with a duvet cover, an extra blanket is available if needed. There is a bedside table on each side of the bed with bedside table lamps, there is a small sink within a built in cupboard containing an assortment of books available for the guest to read. There is a chair, a wardrobe and a hospitality tray is provided containing tea/coffee/chocolate/sugar/milk and complimentary biscuits. There is also a bathrobe, hairdryer and a tv with a selection of DVD’s available for guests use.

SHOWER ROOM


This is next to the bedroom and has two steps, the door width is 27ins. There is a small shower, sink and toilet, a small cupboard a mirror and assorted towels and complimentary toiletries.

DINING ROOM


Next to the shower room there are twelve stairs 29” wide leading to the dining room which contains a large farmhouse kitchen type table and six chairs, there is a large open fireplace. The floor is tiled, the room has a cosy farmhouse atmosphere. There is a large selection of food for breakfast, this includes full English breakfast with a vegetarian option, poached or scrambled eggs, toast white or brown, cereal, yoghurt, fruit, cheese, orange juice, tea coffee or chocolate. Please inform us if you have any special dietary needs at the time of booking.

FIRST FLOOR


There are nine stairs leading from the side of the front door which are 28” wide on the ground floor which then turn at a 45 degree angle, there are six more stairs taking you to the first floor bedroom which is on the left. The door width is 31” wide, The floor is carpeted, the room contains a double Victorian style bed with a duvet cover a wardrobe, two bedside cabinets with bedside lamps, a chair, a small sink, a TV with DVD player and a bathrobe. There is also a hospitality tray.
Next to the first floor bedroom is the ensuite bedroom. The door measures 33” and the room is carpeted. The room contains two large windows, a double bed with duvet cover, two bedside tables with lamps, a Victorian fireplace, a clock radio, a TV with DVD, a dressing gown a hair dryer, and a hospitality tray. A small door measuring 29”wide and six foot high leads into the shower room which has a large power shower, sink, toilet, bathmat, towels, mirror and complimentary toiletries.

SECOND FLOOR


Facing the ensuite bedroom a flight of six stairs take you to the second floor. Opposite the stairs is a bathroom that will be used by the occupants of the first floor bedroom. This has a door 28”wide, the floor is covered in lino, it has a small bath and shower, toilet and sink and complimentary toiletries .There is a cupboard and a mirror and a bathmat.

GENERAL INFORMATION


The rooms will be available from one oclock . Guests will be expected to vacate their room by 11.30. Please fill in the registration form at the side of the bed. Please note this is a non smoking house. Breakfast is usually served at around nine o clock unless you have made other arrangements. In the event of an emergency in the night you can contact me by ringing the bell push which is just outside your room. In the event of loss of power there is a torch in the room which will automatically start flashing, which you can use by pulling it off the holder. There is also a small extinguisher in the room, but in the event of a fire please press the emergency bell push and make your way to the front door and wait on the pavement opposite the house.
