DEPOSIT AND UTILITIES

Month-to-month rental agreement with all utilities included (heat, electricity, garbage, sewage, etc.) except phone and cable TV. Rents vary from about $350 - $520 depending upon room size, view, which floor it's on and market conditions. The deposit is $300 cash or money order (no checks accepted for deposit) which is completely refunded if no room contents are missing or broken and the room is cleaned to the same standard in which it was received. Most residents receive their full deposit back. In some cases there may be some deductions for missing or broken items or damage to the room.

Residents are only required to give 20 days notice prior to the beginning of the month they want to move out, although often they give more notice. Thus I usually find out about upcoming openings between the 8th to 11th day of the month preceding the opening. On average I have about 2 openings a month so there will almost certainly be an opening for the month you are requesting.

MULTIPLE RESIDENTS IN A ROOM

Two people can live in one room for $100 extra per month. Thus a room that was $400 for one person would be $500 for two people. I can provide a queen size bed, two twin beds or bunk beds at no extra cost.

GUESTS

Residents may come and go as they please at any time as long as they do not disturb anyone. The same goes for guests. Overnight guests are OK but if a tenant wants to have a guest stay for two weeks or longer they must first get the manager's approval and pay an extra $100 for the month the guest will stay.

PETS

House-trained cats are acceptable other pets will be dealt with on a case-by-case basis.

PRO-RATA RENT

If you want to move in or out on a date other than the first of the month you may have to pay for the entire month. This is because I have to have every room paid for each day. Depending on when other residents want to move in or out I can often arrange for residents moving in or out to pay for only part or none of the rest of the month that they do not live in the building.

For example: Say you want to move in on the 15th day of a month. I talk to the current resident of the room who has given notice to move out before the 1st of the month. She says that actually it would be more convenient for her to move out on the 10th than before the first. Thus you would only have to pay pro-rata rent for the 11th day on for that month. Now say that 9 months later you want to move out on the 20th day of the month. I will immediately begin advertising your room as available on the 21st through the 1st of the following month. Say someone comes to me and say he would like to move in on the 24th. Thus you only have to pay for the 1st through the 23rd of that month.
