Dear Ms. Knipple:

This letter is to address your questions regarding the referenced subdivision. During our telephone conversation, 1 stated that Phases I, II, III, IV, and V are no longer under the maintenance guarantee period; therefore, it is now the County's responsibility to maintain the roadways and storm drains throughout Whitaker Woods with the exception of Phases VI and VII. The remaining portion of Whitaker Avenue from Forge Court to the end of the road, and Ironoak Court and Ferrous Court are presently under a maintenance guarantee.

I have sent Jim Lambdin, Lambdin Development Co., a punch list of items that needs repaired before the maintenance guarantee can be released. Also as we discussed, the stormwater management ponds apparently have been deeded to the Homeowner's Association. I have enclosed copies of the deeds that were recorded by Mr. Lambdin.

The Cecil County Department of Public Works is presently waiting for the survey as-builts for the three stormwater ponds in which Mr. Lambdin has directed his design engineer, Morris & Ritchie Associates, to complete. When this department is in receipt of these plans, I will report our findings to you.

The Cecil County Department of Public Works will perform periodic inspections on the stormwater ponds and report any problems to the Homeowner's Association. Routine maintenance usually consists of mowing and brush clearing in and around the ponds.
