Discussion: 

·         Stewart Associates- Mr. Michael Vaughan

                        Mr. Vaughan gave a presentation of the developing Principio Business Park. Located at SW side of Whitaker Woods, backing to property lines of Whitaker Ave and Ferrous Ct. In addition to the Business Park drawings, plats and concepts, he provided drawings of Charlestown Crossing, a residential community.

                        Aware of the communities concern of water usage of his planned development and our interest in information regarding impact on our community, if any, he provided insight on their concept, responsibility and security. Stewart Associates has proposed, to MDE, constructing a private water system to support the Business park as well as their residential community.  There would be no impact on our development.

                        According to Mr. Vaughan the infrastructure and water lines, to support the Business Park, will be completed by the end of this year. Due to the construction that is yet to be completed and the close proximity to Whitaker Woods a potential exist to connect to this water supply.

                        The cost per home would be greatly decreased, as well as options for water preferences and/or stage completion.  Research is being initiated.

                        Interest exists for correspondence to assure completion of Stormwater Management Pond structures, inspections and maintenance.

·         Financial Investment account update.

                        Transaction complete into Annuity Account.  Packet received on Jan 17, 2006. No need to         establish TRUST.  Initial investment amount = $25,000.00

                                 Annuitant = Stewart Rasmussen

                                 Beneficiary = Homeowner Association, Inc.

 

·         Update on delinquent accounts

                        As of Jan 13, 2006 there are 6 delinquent homeowners. Liens have been submitted.

 

·         Verify Liens established for 2005 dues.

                        Delinquent homeowners list to go Attorney for ‘Intent to Lien’ and finalization of liens.

                        Procedures will be as follows:

1.        Notice of violation requesting action or fee of $75 (5 days)

2.        Notice of fee imposed for violation and potential Lien (5 days)

3.        Intent to Lien Statement (30 days before Lien)

                                Paul to generate initial notice for review. Once finalized, enforcement procedures will be given to                 homeowners 20 days prior to effective date.  Agnes to generate letters when effective. Enforcement only generated              by complaints received.
