These are the cell phone pics. The lot is beautiful. Sloping, but with useful areas. Plenty of room to expand the house if needed, but also room for gardens, sheds, a garage, and whatnot. There's a LOT of down trees and brush all over the lot which would need to be cleared. Also, They trashed the lot ont eh way out. There's junk EVERYWHERE. We're talking a dozen trips to the dump plus a pretty good-sized burn pile. Believe it or not, there's two bedrooms and two bathrooms. It's really quite roomy in there. It's clear that teh place was abandoned or else repossessed in a pretty hasty manner. A recovery company of some sort has come in and put stickers up around all of the plumbing fixtures stating that the place was found and shut down, likely frozen, and that the plumbing shouldn't be used until it's been checked out. It's a metal roof, no gutters, though it's clear that the house could use some. much of the outside is that plywood stuff that the garage in Maine is made of - with the grooves? I wasn't able to find any rotting/soft parts. The flooring and cabinets all need to be replaced right away. They're falling apart. A few spots on the ceilings, but nothing wet or particularly fresh looking, which is encouraging given that it's been melty and rainy over the past several weeks. One window is busted out and badly plastic-covered. The rest are intact, though the kitchen windows open out with those little crank handles, and have been open a smidge for some time - that's how I got into the house. There's not much by way of closets, and there's no fridge right now. There is an oven/range. My initial thoughts: If the structure is reasonably sound, and the utilities can be hooked up and running for a few grand, much of the real concern elsewhere is cosmetic. While there's a lot in the place that is clearly slipshod, and there will be little buggers of issues to deal with for years, those fixes, and maybe the introduction of a better heating setup would nearly immediately pay for the initial outlay in house value. This area is considered a "suburb of Montpelier". Goofy as it sounds, this is where people want to live, and as Montpelier grows, that will increase. Change it froma fixer-upper to a fixeded uppity, and you've got some real value there. Thoughts? |
