To all Christian people to whom these presents shall come greeting. Know ye that I, Peter Cone of Beaufort County, Planter, for divers good causes & considerations meter unto me moving more especially for the valuable consideration of ten pounds Virginia currancy to me in hand paid by William Kennady, Jr of Tyrrell county the receipt whereof I do hereby acknowledge & myself thereof & therewith & of every right thereof do acuit exonerate & discharge him the said William Kennady, his heirs & afsigns, for ever have given granted soled alined conveyed confirmed & do by these presents give grant bargain sell aline convey & confirm unto the said William Kennady, Jr his heirs Executors, Administrators & afsigns & afsign for ever one Mesuage ??? or tract of land situate lying & being in Tyrrell county on the South side of the Beaver Dam Swamp containing by estimation One hundred Acres be the same more or less it being a conveyance out of a tract of land containing three hundred acres surveyed by Peter Cone, the above conveyance is out of the upper part of the tract of land beginning at a Red Oake on the side of the said Beaver Dam Swamp running a Straight Course to the upper Corner of the said land the center of three pines ? the road thence along the upper corner to a corner tree a pine on the swamp above the plantation then down the swamp to the first station. To have & to Hold the above said granted & bargained premises with all the appertainances & previledges to the same belonging or any wise appertaining to him the said William Kennady, his heirs Executors, Administrators or afsigns for ever to his & there only benefit & behoof for evermore as a good perfect and absolute estate of Inheritance & I the said Peter Cone ?? my heirs doth promise warrant & engage the above bargained premises are free & clear of all Incumbrances Mortgages Dowrys & Extents whatsoever & I the said Peter Cone doth warrant the above bargained premises to him the said William Kennady, his heirs for ever more & I the said Peter Cone me my heirs will for the better strengthnign of his heirs or there learned in the law shall think meet or require. In witness whereof I have hereunto set my hand & fixt my seal this second day of August One Thousand Seven Hundred & Fifty Six.
