.Draft Abstract of Title of Mr. Charles Ratsey to 23 Camden Road Ramsgate contracted to be sold to Mr. Edward George Saxby. 1874.
26th & 27th November 1838. Anna ROSE, widow of Ramsgate, William PEAL, of Ramsgate, Carpenter and Samuel WATKINS of Ramsgate, Gent'. Anna ROSE sold the land for £46.00 to William PEAL. Samuel WATKINS was to use the land in trust for William PEAL.
It states that John ROSE of Ramsgate, Surgeon, the husband of Anna ROSE used the land as a Garden. He appointed his wife Anna ROSE and his friend John MERCER of Ramsgate as Executrix and Executor of his will.
He died on the 7th March 1873. The location of the site is given, at the back of Camden place, adjoining the road leading from Clover Hill to Camden Place and abutting a small strip of land belonging to Anna ROSE and a piece of land owned by John CLARK but lately purchased by Anna ROSE. It also bounded a house owned by Edward LAMPLEY. It was part and parcel of land purchased by the late John ROSE from the Devisees of the will of the late Revd' William ABBOT.
8th & 9th March 1836. Agreement between Sarah ABBOT, Jane ABBOT, Catherine DANIEL and John ROSE to purchase the land.
13th March 1839. An agreement between William PEAL and Hannah PEAKE of West Cowes Isle of Wight Hampshire. Hannah PEAKE provided a mortgage of £250.00 for William PEAL.
20th April 1872. William PEAL by his will left his estate to his wife Mary Ann PEAL, who along with his son William Oliver PEAL were named Executrix and Executor.
5th October 1872. William PEAL DIED.
24th May 1873. Mary Ann PEAL of Cleveland Road, Surbition, Surrey, widow sold the property to Charles RATSEY of Cowes in the Isle of Wight, Hampshire. The £250.00 mortgage plus £5.11.8 to be settled plus £5.15 to be paid to Mary Ann PEAL.
Other details were included regarding the estate of Hannah PEAKE, who held the Mortgage on the land.
13th August 1852. Hannah PEAKE appointed John WHITE and Gilbert CAUGHT(?) Executors of her will.
15th January 1858. Hannah PEAKE died.
September 1858 Probate of will granted to Charles RATSY and Robert WHITE. John WHITE and Gilbert CAUGHT(?) were still minors.
6th December 1873. Thomas White RATSY, one of the minors who benefited under the will was granted letters of administration by the court. He had attained the age of 21.
19th December 1873. Sir Richard MALINS(?) of the Court of Chancery ruled on a petition by Charles RATSEY and Thomas White RATSY. The mortgage taken out by William PEAL had not been included in the will and estate of Hannah PEAL and as such she had died intestate in regard of the mortgage. It was recognised that Charles RATSEY had a beneficial interest. It was also stated that Thomas White RATSEY, as the legal personal representative of Hannah PEAKE was entitled to receive the money due for the mortgage.
6th February 1874. Thomas White RATSEY, Sail maker, of Cowes in the Isle of White had attained the age of 21 on 4th July 1872 and as the legal representative of Hannah PEAKE had confirmed that the outstanding sum of £250.00 on the mortgage had been paid by Charles RATSEY
