.Draft Abstract of title of Mr. John Sandwell STEAD & Others to 1,2,3 & 4 William's Cottages, near Ramsgate. Purchased at auction by Mr. Jacob FRITSCH and 4 other cottages and grounds near the above purchased by him by private contract. 15/10/1874.
1st April 1858. Indenture between Charles TAUNTON of Hatton Garden Middlesex, Gentleman and Charles HANCOCK of Tokenhouse (?) Yard, in the city of London, Gentleman of the 1st part. Elizabeth SIMMONS of the parish of St. Lawrence, Thanet, Kent, widow, of the second part. "Samuel Cowley SUTTON of Ramsgate Kent, Blacksmith (who was married to his then present wife Elizabeth PETTS since 1st January 1834 to wit on 6th July 1856 at the Parish Church of St. Peter the Apostle, Thanet) of the 3rd part." (Note. This part of the draft is not clear regarding which date applies to the marriage. However in the details given in the document under the 6th August 1874 it is clear that the correct date is 6th July 1856. The 1834 date applied to another marriage.)
It is stated that under the will of Mary STUART then late of 18 Suffolk Place Hackney Road, Middlesex, widow, dated 22nd May 1851 and which was proved in the PC of Canterbury on 15th December 1857. And by the death of John Colley TAUNTON then late of Hatton Garden, Surgeon, on 22nd January 1857. That Charles TAUNTON and Charles HANCOCK in trust under the will offered the property to be sold at auction or by private contract. They contracted with Elizabeth SIMMONS to sell the property for her for the sum of £250. Samuel Cowley SUTTON contracted with Elizabeth SIMMONS for the purchase of the same property, also for £250.
To quote " All those 4 Messes or tents with the yards gardens and grounds…in the parish of St Laurence near Ramsgate in the Isle of Thanet and the Coy of Kent…abutting on the South east side of the Queen's Highway leading from Ramsgate to Dumpton. One of which said messes was used a Beer Shop & known by the sign of the "North Pole"…formerly in the occupancy of Joseph PHILLIPS or his undertenants afterwards of Joseph SIMMONS, Nicholas DANTON and William PHILLIPS. Then late of Joseph SIMMONS and then of Elizabeth SIMMONS and had formerly been the estate of John Jarvis SHERVILL then late of Old Street Road, Middlesex, Silk and Satin Dresser, a former husband of Mary STUART-dead…"

15th December 1857. Probate of Will of Mary SMART.
25th November 1858. Indre of Mortgage between Samuel Cowley SUTTON of one part and James HANCOCK of Instow, Devon, Esq, and Tomas Arkell HENDERSON of Ramsgate, MD of the other part. Samuel SUTTON mortgaged the property for £200.
27th February 1861. Indenture of conveyance between Samuel Cowley SUTTON of one part and William SUTTON of Ramsgate, Blacksmith, of the other part. Stating that only £200 of the mortgage remained due and that Samuel Cowley SUTTON had agreed to sell to William SUTTON the property for £300. William also agreed to take over the outstanding mortgage of £200.
28th February 1861. William SUTTON raised a further £400 against the property and the Public House recently built on the property by William SUTTON from James HANCOCK and Thomas Arkell HENDERSON.
18th January 1861. Outline of the Will of William SUTTON. All was left to his wife Fanny SUTTON for the term of her natural life. Thereafter the estate was to be equally divided between his brothers and sisters, as may be living or their children as tenant in common, not joint tenants. His wife was appointed sole Executrix. He died on the 8th March 1863 and his wife proved the will on the 26th March 1863.
6th August 1874. Indre of Conveyance between Thomas Arkell HENDERSON (of the1st part) John Sandwell STEAD of Ramsgate, Painter and his wife Emma (before their marriage Emma SUTTON Spinster) (2nd part). Robert SUTTON of Ramsgate, Labourer (who was married to his then present wife Charlotte Elizabeth on the 3rd April 1839 at the church of St. Peter, Thanet (3rd part). Samuel Cowley SUTTON of Ramsgate, Blacksmith (who was then married to his present wife Elizabeth PETTS on 6th July 1856 at the church of St. Peter) (4th part). Phoebe LITTLE of Hull, York, widow (before her marriage Phoebe SUTTON spinster) (5th part) and Herbert Delmar SNOWDEN, Gent' of Ramsgate (of the 6th part). The document repeats much of the above information, adding that since the Indre of 28th February 1861, William SUTTON had built a further 6 buildings/cottages on the land. Following the death of William SUTTON and the proving of his will by his wife. And then the death of James HANCOCK in February 1863, then the death of Fanny SUTTON on 12th May 1873, Thomas Arkell HENDERSON, by power of the Indre of mortgage (25th November 1858), sold to Pearson DRAY of Broadstairs, Kent, Brewer, the Public House (the North Pole) and two cottages. By this he recovered his mortgages of £200 and £400.
The remaining properties, 4 cottages built by William SUTTON, plus 4 others remained to the estate. The surviving beneficiaries, William SUTTON's brother and sisters, under the will are listed as, Emma STEAD, Robert SUTTON, Samuel Cowley SUTTON and Phoebe LITTLE. It also stated the besides those mentioned the only other brothers or sisters alive at the time of William's death was Mary Ann CRUMDEN, nee SUTTON, who died on 19th December 1872 without issue.
The tenants of the remaining cottages are then listed as, George Edward BLACKBURN(?) Martin FINCH, John SETTERFIELD, Thomas McNEE, Mary Ann CHAPEL, Frederick BIGGS, Elizabeth MOODY, with one cottage empty.
