Draft Wills and Indentures, Kent.

Draft Abstract of title of Mr. John Benjamin CLEMENTS to a Messe & Hereds no. 3 Camden Road, late Mount Zion Place Ramsgate contracted to be sold to Mr. George Miller. 1867.

 

As usual the document gives the supporting evidence of ownership.

23rd & 24th July 1830. Indre between Richard HARRISON, Edward DANIEL and Edmund BARROW of the first and second part. Edmund BRIGHT, Butcher, of Ramsgate, and Edward MILES, Yeoman, of Ramsgate, of the third part and Nathaniel Arthur AUSTEN of the 4th part and Martin Long DANIEL of the 5th part.

Edmund BRIGHT paid £172 as a mortgage for Edward MILES to Nathaniel Arthur AUSTEN and for 10 shillings from Martin Long DANIEL made over the property to him for 500 years. It is described as; " First, all that… land (as then inclosed by walls or fences)…a quarter of an acre little more or less…". "…in Ramsgate…at a certain place called Clover Hill at or near the back of a certain street there called King Street…in the tenure or occupation of Henry HAYWOOD…afterward of Paul SACKETT…then late in the tenure or occupation of T SPURGEON and then…Edmund BRIGHT." It goes on to describe that the property was at the back of the Carpenters Arms and on the North side were Stable buildings then owned by T SPURGEON. It then gives a history of the purchase of parts of the land by T SPURGEON.

3rd March 1803. T and N SPURGEON purchased from John HERITAGE a piece of land, about 10 and half Perches in size, located at the back of Albion Place, then in the tenure of John and Josiah FOWLER and then of Samuel WATKINS (purchased by T SPURGEON in 1822). It adjoined land of the late Revd William ABBOT, afterwards owned by T SPURGEON. The land also bordered a garden owned by Basil HODGES

26th December 1833. Edmund Bright by his will of this date left to his 5 children, Thomas BRIGHT, John BRIGHT, James BRIGHT, Mary BRIGHT and LYDIA BRIGHT his entire estate. To avoid any dispute by the above about their share of the will he instructed that his children should appoint 1 or 2 surveyors or appraisers to value the estate and by their decision share the whole equally between them. He appointed his two sons Thomas and John BRIGHT as executors. They proved the will in the PCC on 28th October 1840. Edmund BRIGHT died on 5th July 1840. Mary Ann BRIGHT (in the will called Mary) is now the wife of Henry MASCALL of Deal in the Coy of Kent, Yeoman. Lydia BRIGHT is now the wife of Thomas Mousley ORDISH of Ramsgate, Hairdresser. Thomas BRIGHT's wife's name is Virginia. John BRIGHT's wife's name is Martha. James BRIGHT's wife's name is Margaret WILDING. All of Ramsgate, Butchers.

1864. Abstract of Title of Mr. John BRIGHT and his siblings to 3 & 4 Mount Zion Place, Ramsgate contracted to be sold to Mr. John Benjamin CLEMENTS. It repeats most of the information above and gives the following details.

12th March 1846. Indre between Thomas BRIGHT of Ramsgate, Butcher and of Virginia his wife of the 1st part. John BRIGHT, of Ramsgate, Butcher and his wife Martha of the second part. James BRIGHT of Ramsgate, Butcher and his wife Margaret WILDING of the third part. Henry MASCALL late of the parish of…? then of Deal, Yeoman, and his wife Mary Ann BRIGHT of the 4th part. Thomas Mousley ORDISH of Ramsgate, horse keeper and his wife Lydia BRIGHT of the fifth part. John BRIGHT of the 6th Part and S A POLLOCK of Ramsgate, Gent' of the 7th part. S A POLLOCK paid John BRIGHT who paid the others £320 which was split, £80 each between all except John BRIGHT, plus 10 shillings each. The document then describes the location again; Clover Hill at the back of Albion Place and King Street and formerly part of the land called Clover Field. Behind it was the Carpenters Arms and then called Camden Road. It then lists previous owners of the land, Henry HAYWOOD, John and Jos FOWLER, Paul JACKETT, James WATKINS, Thomas SPURGEON and Edmund BRIGHT. It also gives the names of owners of land adjoining. William GARWOOD, Zion Chapel, Basil HODGES then Joseph HAZELDINE for land to the S W. Richard HARRISON, Edward DANIEL and Edmund BARROW land purchased by Edmund BRIGHT in 1830.

29th December 1846. Indre between John BRIGHT and James AYERS of Ramsgate, Surgeon. James AYERS loaned the sum of £1100 for 6 houses being built by John BRIGHT on the land.

7th April 1854. James AYERS appointed his wife Jane and Thomas SNOWDEN of Ramsgate, Gent' and Frederick Lewis CROW, Gent' of Ramsgate as executors and executrix of his will. He died on 13th November 1856 and the will proved in the PCC on 10th January 1857.
