Project Manager, Job Description

Overview:

Acts as the General Contractor/Owner’s advocate in all communications between the General Contractor, Client, Office, Field Management, Field Personnel and future Clients.  Direct and indirect supervisor and coordinator of all work in the field, including office systems, work flow, scheduling, purchasing, flow of information and dispute resolution.  Represents General Contractor in contract and change order negotiations.  Proactively assists the Owner in definition of ongoing improvements to business strategy, infrastructure, profitability, etc.  Responsible for day-to-day Client relations and for maintaining effective and professional working relationships with Clients, Architects, Subcontractors, Vendors, etc.  Responsible for development and maintenance of positive relationships through effective communication across all levels of project.

Qualifications:

  • 10 to 20 years experience in all phases of construction
  • Must have demonstrated and verifiable managerial capabilities
  • Ability to read blueprints
  • Ability to work under supervision of General Contractor as required

General Responsibilities:

  • Confirmation of existing conditions and document review.
  • Constructability review.
  • Cost estimating
  • Oversight of the bid process, including initial and ongoing walk-throughs and the issuing of addenda.
  • Analysis of bids, negotiation with qualified bidders, and eventual contract awards.
  • Directing project phasing and scheduling.
  • Ongoing inspections for quality, safety, security and resolution of problems.
  • Monitoring of unit costs and allowances, charges for time and materials.
  • Change order negotiations.
  • Approval of contractor / sub-contractor / technical specialist / architect / engineer’s applications for payment.
  • Punch lists at the end of each phase or sub-phase of work.
  • Liason between all parties as required.
  • Monitoring of client satisfaction.
  • Human Resources.
  • Infrastructure.
