This deed Made this 12th day of October 1877 between James H. Dooley of the City of Richmond of the first part and Benjamin Hudgins of the second part. Where __ P.P. Anderson trustee for his wife S_____ by deed bearing date on the first day of September 1870 and recorded in the Clerk Offices of the County Court of Cumberland ___ Convey to the said James H. Dooley ___ ___ to ___ Samuel Pulliam Exec. of Elisha Jackson dec. the payment of Certain Sum of Money ___ ___ the following real property to wit ---- All the portion of Flat Rock Farm in the County of Cumberland Virginia Containing Two hundred and Twenty three and one half acres more or less according to a plat and survey made by O.J. Reynolds on the 29th 30th and 31st days of March 1839 which has been recorded in the Clerk Office of Cumberland to which references to hereby Made for a more full discription of ___ and ___ said hast containing the Mansion and outhouses belonging to Flat Rock estate and bounded by the Columbia Road and about six miles distant ____ and bounded likewise by lands of the estate of Elisha Jackson dec'd of Elijah G. Anderson of John A. Hudgins estate of Trent C___ Estate and of Charles Barker being a part of the tract called Flat Rock of which Robert Shatter/Satler did ___ and which Robert Daniel Exec of said Shatter ___ said Elisha Jackson by deed dated September 27th 1862 By which deed of trust the said trustee was empowered on the ___ of the said P.P. Anderson trustee to pay the sum of money therein ___ or any part thereof When and as the same should become payable to sell the above described property for the purpose of the said trust And Whereas default having been made in the payment of the said sum of money the said trustees in excenhor of the trust aforesaid being thereto required by said Samuel H. Pulliam did on the 12th day of October 1877 after giving fifteen days notice of the time place and date of sale by advertising the same in the Richmond Whig a News paper published in the City of Richmond and by posting notice in the Most public places within the township expressed to Sale at public auction to the highest bidder the property above described At which sale the said Benjamin Hudgins having made the highest bid therefor became the purchaser of the said property at the price of seventeen hundred and ninety nine dollars and having complied with the terms of sale has requested that the same be Now Conveyed to him. The deed therefore witnesseth that the said James H. Dooley trustee in the performance of his duties as trustee and in consideration of the sum of seventeen hundred and ninety nine dollars paid on ___ to be paid doth grant with special warranty unto said Benjamin Hudgins the said property hereon before referred to and described witness the following signature seal
