The Barns Area consists of 21 acres, more or less, within the Grand Traverse Commons Planned Redevelopment District Subarea 6, and includes two large, historically significant barns and seven ancillary block structures. The site requires utilities, such as a new water main and electrical, as well as improvements for ADA standards such as ramps, elevators, and leveling of floors (requires demolition of existing lower level stalls). The ancillary structures should be razed and only the two historically significant barns shall remain. The roofs of the barns shall be replaced, preferably with the insulation on the outside of the building under the roof to maintain the interior rafters. This work has been estimated to be between $1 and $3 million dollars, depending upon the end use. The Barns Area is subject to a covenant, which was created during the transfer of this property that requires the State Historic Preservation Office to review any and all proposed work against the Secretary of the Interior's Standards for Rehabilitation. Whenever possible, historic properties should be used for their historic purpose or placed in a new use that requires minimal changes to the historic characteristics of the buildings and its site and environment.
