Dear Sir/Madam,

You took 1 month to reply but not address to my questions. Please let 
me have your answers directly to my questions which are posted again as 
below:-

1. the original number of units before demolition of the estate;
2. the number of floors for new 4 highrise building
3. the number of residents for the development;
4. schedule

I am a resident of Amoy Gardens. I am very concerned to the number of 
residents to be reisided in Ngau Tau Kok compared with the number of 
residents before the demolition of Ngau Tau Kok Lower Estate. I refuse to 
increase the number of units/population and increase the height of 
buidings as there is no room for this area to accomodate more residents. 
The original height of building in old estate was less than 20 floors, 
therefore, the new buildings should not be higher than 20 floors as they 
will affect the air circulation which will cause serious air pollution 
problem.

Re: Redevelopment of Ngau Tau Kok Estate Area

I refer to your email dated 3 November 2005 regarding the redevelopment 
plan of Ngau Tau Kok Estate.

Please note that according to the Government's plan on Ngau Tau Kok and 
Kowloon Bay Outline Zoning, the Ngau Tau Kok Estate was designed to be 
a residential land (Group A), which is mainly developed for high 
density residential development with commercial premises.

Such area which was previously the Lower Ngau Tau Kok (I) Estate (Block 
1 to Block 7) was confirmed to develop public rental housing. The 
Housing Department is now negotiating with other departments to study the 
feasibility of the development. The development is planned to provide 
some 3,000 units in 2010-2011.

牛頭角下�h重建 擬建4公屋大廈 3580單位

明報專訊】房屋署就牛頭角下�h重建計劃提出初步方案，建議在已清拆的下�h一期土地上，興建4幢公屋大廈，提供3580個住宅單位，並附設停車場、消防局、小學及休憩等設施，預計2010/11年度落成。

觀塘區議會房屋事務委員會今日討論牛頭角下�h重建計劃，房署提交的文件透露，已清拆騰空的下�h一期土地面積達2.5公頃，擬訂興建4幢36至41層高的公屋大廈，提供3580個單位，包括1021個1或2人單位，及960個2或3人單位等。

至於下�h二期，房署稱居民於2008/09年度才會遷出。二期暫時未有發展方案，若將來落實興建公屋，估計可興建3幢大廈，提供2780個單位。

此外，對於有報道指嘉里建設、信和等5家發展商計劃伙拍地鐵，在九龍灣興建單軌火車系統，嘉里發言人說，未有向外界透露此計劃，也暫時沒有此計劃。

地鐵發言人稱，地鐵在2003年曾就在九龍灣及西九龍文娛藝術區興建單軌火車作初步研究，但沒有取得進展，也未有接獲發展商提出有關建議。

地產發展界人士表示，興建單軌火車的造價極高，若只服務九龍灣，發展商投入資金能否回本成疑，發展商未必會投入興建。
