Summary: Plot 1: Stiff Upper Lip
Grace brings lunch to Will's office and tells him that the owner of her building, Mr. Hutt (who is also British), is selling off space and she has the chance to buy her studio which means she would be paying less on the mortgage than she is currently paying in rent.

Grace and Karen are at the Studio, Will enters doing a very bad English accent, having just spoken to Mr. Hutt on Grace's behalf about a bid on the studio. Will thinks that the price is a little inflated, but that he can get it lowered "to the floor". He then offers to take her to lunch, she accepts as long as it's not Mexican because her hair "frizzes when the steaming chicken hits the table". This causes Karen to look up from filing her nails to declare, "Honey, does your hair ever unfrizz?"

Plot 2: Guinea Pig-In-The-Middle
Jack enters with "big news" he is going to be a massage therapist but needs 100 hours experience in order to be certified, so he wants to practice on his friends. Will and Grace quickly exit, leaving Karen. Jack treis to talk her into it, claiming that he is used to the contours of the female form, Karen replies, "Just 'cause you had a growing-up Skipper doll, doesn't mean you're ready for the real thing!"

After a rendition of "You Are So Beautiful To Me" and a kiss on the cheek from Jack, Karen reluctantly agrees to help.

Plot 1: Whose Floor Is It Anyway?
Grace returns home and tells Will that after he left, Mr. Hutt had informed her there was another buyer ready to bid on the studio, but she managed to get Mr. Hutt to lower his price by 5% and that she has signed the contract. Will explains that 5% is, "Not the floor, that's like the tchotchke on the coffee table on the throw rug on the floor!"

Will asks why she didn't call him, Grace explains that Mr. Hutt tried to call him, but that he wasn't reachable. Will says that he was in his office all day and Mr. Hutt didn't call. Grace is upset that Mr. Hutt could decieve her, Will mocks her gullibility.

Grace goes from being upset to being angry. Will offers to fix it, Grace tells him to fight dirty, using sporting terms that just confuse Will.

Plot 2: My Fair Maid-y
At Karen's, Jack is attempting to set up his massage table, growing frustrated and cursing it. Karen, growing bored, phones Rosario to complain about how much fabric softener she uses in the wash.

The table finally set-up, Jack plays soft music and begins his massage introduction, reading from prompt cards. Karen, growing bored, throws her bathrobe to the floor and climbs onto the massage table. Not deterred, Jack proceeds with his formal routine. Karen tells him her lower back is a little tight. Reading from a card, Jack informs her, "Lower backpain, that means you're holding onto something." Looking annoyed, Karen replies, "Yeah - my patients!" Then she tells him to get on with it. As soon as the actual massage begins, Karen melts into his touch.

Plot 1: Who Needs Enemies?
At Grace's studio Will has set-up a meeting with Mr. Hutt, he tells her to let him do the talking while she acts like the strong silent type. Grace tries to look strong and silent, but fails, Will tells her to look angry, she tries, causing Will to remark, "I said angry, not constipated!"

Mr. Hutt arrives, Will tells him that he took advantage of Grace's inability to be business-minded, Grace looks pained and tries to say something, Will cuts her off and proceeds to belittle her, at one point he even jiggles her hair and says, "Does this hair say 'I went to the Harvard Business School'?!" He continues to insult her and Grace gets increasingly annoyed. This approach works, and Mr. Hutt lowers his price. Will accepts the new offer on Graces behalf.

When Mr. Hutt leaves Will tells Grace how much he enjoys his job, Grace agrees, saying that he likes it alittle too much judging from his behaviour, "you didn't even have to search for those insults, just, dropped right off the mouth." She then imitates an archer firing an arrow and it hitting her in the heart. They argue about Grace's business sense, Grace demands that Will admits that he thinks she is a hopeless business woman, Will refuses to give a direct answer, Grace's walks off.

Plot 2: Mrs. Robinson-Walker
At Karen's apartment Jack is setting up, Karen appears behind him, draped in a sheet and sipping a glass of brandy. She's been "waiting for those hands all day." Jack complains that she's wearing him out and he doesn't have time to study for the masseur exam. Karen, uninterested, climbs on the table for her massage.

Later... Jack sits in a chair, Karen throws money at him, demanding that he doesn't massage anyone else, claiming in a sultry tone, "You're mine now!"

Plot 1: It's My Studio (And I'll Cry If I Want To)
Grace isn't talking to Will. Mr. Hutt arrives with the new contract, but Grace refuses to sign it, saying she doesn't feel good about owning the studio anymore, declaring hysterically, "what am I doing taking on a mortgage? My life is already a mess! I'm still renting an apartment, I don't have a drivers licence, I'm not married - I'm living with a gay guy!"

She breaks into tears, in sympathy, Mr. Hutt offers to lower the price even more, he amends the contract and leaves her to sign it.

As soon as he is gone Grace reveals to a shocked Will that her hysterics were all an act, "now tell me I'm not a good business woman!" she says coolly.

Plot 2: The (Non) Graduate
Jack arrives early at Karen's apartment, without his massage table - he refuses to massage her anymore, "I'm tired of being just a pair of hands to you, Karen." She tries to convince him otherwise, then decides to take off her clothes anyway, claiming that they can "just do it" without the massage table. Jack refuses, saying it has to end, then leaves.

The End: Trumphs
Will and Grace play monopoly, Grace is losing and asks why Will turns nasty when it comes to property and money. They then get into an arguement about how hard it is for gay men, playing the "the gay card", and so Grace trumps it with "the girl card" which Will trumps with "the gay girl card" and on...
