After college, I first worked in a commercial printing business as production manager. Five years later, I managed a rural bank in my home province of Surigao del Norte in Mindanao. When I returned to Manila in 1998, I was in the crossroads of a mid-life career change. It occurred to me eventually that it might be worthwhile to turn my 12 years experience as rural bank manager, which included approving mortgage loans and selling foreclosed real estate mortgages, to the business of real estate brokerage.

To jump-start my personal listing of real estate properties, I began in my own backyard. Since I live in a twin condominium building, I scoured my neighbors and offered each one of them my real estate services. Next, I secured from big commercial banks my accreditation as broker of their foreclosed real estate properties. Of course, I attended and finished a comprehensive real estate seminar and I took the tough government real estate broker licensure examination. In fact, I obtained a rating of 84.40% (third in my seminar class and among the top 20 nationwide). As a result, I am now a full member by the Mandaluyong City Realty Board and the Philippine Association of Realtors Boards, Inc.
