Know all men by these presents, That I Benj. F. Woods of Dubuque County, State of Iowa, in consideration of one hundred & five (105) Dollars in hand paid by John Chalupka of Dubuque County, State of Iowa, do hereby sell and convey unto the said John Chalupka the following described premises, towit:  Lot Three hundred & forty nine (349) in East Dubuque, according to the recorded plat of said addition to Dubuque and I do hereby covenant with the said John Chalupka that I am lawfully seized of said premises; that they are free from in cumbrance; that I have good right and lawful authority to sell and convey the same, and I do hereby covenant to Warrant and Defend the said premises against the lawful claims of all persons whomsoever.  And the grantor aforesaid hereby relinquishes all contingent rights which he has in said land.
