Neighbors,
We were keeping our fingers crossed when the weather turned but
unfortunately, that wasn't good enough. So we are going to have to move the
Spring Egg Hunt to next Saturday, March 22.
The donation station to be set up for Tri City Homeless Coalition will also
be moved to March 22.
I'm sorry for this but it won't be much fun for anybody if it were raining
the day of the Egg Hunt.
Thanks for understanding. A flyer will be distributed to the residents by
tomorrow morning.

Hello Neighbors,
Surprisingly, we've received many responses from residents with similar
problems. I contacted Hector late last week and he came over this
morning to look over the problem. He is now scheduling this to
be taken cared of immediately.
I've also expressed concerns on the "mold growth" in our Master Bath shower
stall. We've tried every cleaner available but it is growing from the
other side of the seam (not the exposed area). Hector said that that
shouldn't have been happening and will also be fixed. Yeay!
The tape holding 2 sheetrocks together has come undone underneath the
texture in our family room ceiling. We've just painted our ceiling
too.....but it is also going to be fixed and apparently will be scheduled
the same time our Master bath is getting a face lift.
Since I'm in this round of "things gone wrong".....they also discovered that
the framing on my sliding glass door in our courtyard area (Plan 4) is off
and might have to be fixed. They already had to re-do the framing for
one of my family room windows when the window didn't close properly.
My screen has never closed properly and now it might be the frame.
So I'm glad that I don't have to worry about this as it will be taken cared
of as Hector said.
Anyway, please read on as some of your neighbors have similar advise:

Dear Neighbors
I am in a plan 4 and have marble (real not cultured) detach
from the wall in master, among other things. We barely lived
in house before this happened and master got very little
use. We did complain within warranty period though.
We are redoing all and in process have been driven mad by
Pacific Union/Peninsula Floor to the point when I am
considering hauling them all into court (and it's not because
I'm a grumpy lawyer either :) ask Ivy).
In the process of dealing with this have learnt a bit about
this installation business etc so depending on what you stuck
on your wall etc can share what I know. E.g. cultured marble
is installed differently from tiles. So if your cultured
marble is detaching it may not be identical problem as mine.
Best for everyone affected to coordinate and compare
individual problems first before trying out of warranty claim
against PU/PF. Should probably do a survey of others who may
not be aware of this problem yet because the cracks are still
slight or they don't get the newsletter.
Most important thing for all to check immediately is that
nothing is going to fall. Know of lady washing baby and tile
fell on baby head. Emergency room and law suit followed.
Believe those irreponsible people settled that one. Little
comfort to baby with the cracked open head.
Next most important thing is to check for water damage.

Hello Riverwalk News :)
I think you should contact Pacific Union regarding the
shower wall issue.
I have heard of this issue before, and I have heard of
individuals contacting the builder, where the builder
has responded -- maybe even fixing the problem at no
cost. I'm not positive on this, but I think everyone
affected should contact the builder when this happens.
I think that I have heard that this is due to a poor
design in how the wall panels are attached to the
sheet rock OR the fact that the attachment mechanism
has simply failed, In either case, I think the
builder would see this as a builders defect.
Just my opinion.

Hi Ivy,
We had the same problem with our master bathroom and my
daughter's bathroom. We called Hector at Union Pacific Homes
and Hector and a contractor fixed our master bathroom. My
daughters bathroom will be fixed at a later date.
Apparently, the marble was not cured completely when the
builder installed it and the glue did not stick to the sheet rock.

SPRING EGG HUNT IS ON MARCH 15TH! There will be a Spring Egg Hunt for
All Riverwalk Residents to be held on March 15th at our neighborhood park
located at the end of Cherry Blossom Court.
2:00 to 3:00 for Toddlers ages 1 to 3 years old in the Neighborhood
Park, meet at the park no later than 12:45 pm please.
3:00 to 4:00 for Pre-schoolers and Kindergarden ages 4 to 6 years old
in the Neighborhood Park, meet at the park no later than 2:45 pm please.
4:00 to 5:00 for children 6 to 12 years old in an undisclosed
location to be announced at Riverwalk Park, meet at the park no later than
3:45 pm please.

2. ATTENTION: There have been
complaints from residents that the cultured marble/tile from the bathrooms
are detaching from the sheet rock. There are also complaints of "mold
type" of problems in the shower stalls. I'm familiar of this being a
problem on Plan 4 Master Bathrooms. If there are enough residents that
are experiencing this problem, we may have an issue to take up with the
builder. Please send an email to Information@RiverwalkNewsletter.com
so we may note your problem. We will then post this on the site and
take this up with the builder.
3. LOCKED MAILBOX???? The HOA and Architecture
Committee approved a locked mailbox for Riverwalk Residents as an option.
They are available at Dale's Hardware. Samples can be viewed all over
Riverwalk from fellow residents who have purchased the locking mailbox.
4.
GARAGE SALE REQUEST FOR SPRING TO BE SCHEDULED
- A neighborhood garage sale has been requested by Riverwalk Residents.

Hello Ivy,
Greetings

I would like to bring to notice to all
about the speed limit and how
many of our residents do not
follow the 25MPH limit.
Most of the days I see them go
over 35 to 40 MPH.
Then every time I am coming in or going out
I invariably have drivers tail gate me and they also
give an angry look for not going faster than 25MPH.
I have even flashed my head lights on the speed limit sign
and I don't see any difference.
Then a couple of weeks back me and my daughter did
see two youngsters on two different cars racing their
or reving their engines I had to call them loud and get
their attention and had to tell them do not race here
and that our association has hidden cameras.
They then drove away but that was once again much more
than 40MPH.
