REZONING OF THE BENNETT HOUSE FARM PROPERTY

The Fountain Development LLC, property owner, through its agent, Howard Wilkinson has requested a change of zoning classification from the R2 (Single Family Dwelling) and the R2A (Multifamily Dwelling, Low Density) District to the R3 (Multifamily Dwelling, High Density) District on 2881 and 2891 Huntington Lane within the Planning District 8 of the City of Rockledge.
The Rockledge Planning and Zoning Board voted unanimously to oppose the rezoning of the Bennett House Farm Property at their June 5 meeting.
When the issue went before the City Council on June 20, 2001, after an hour and a half of discussion between Council members, City Attorney Joe Miniculear, and the applicant's attorney Michael S. Minot, without ever opening up the meeting for public hearing, council voted four to two to refer the item back to the planning commission for it's recommendation including clarification of sections 62.54 and definition (219) of the Land Development Regulations and review of the Rockledge Comprehensive Plan, Planning District 8 paragraph 2 (Type of Land Use) and paragraph 4 (Density).
All interested parties shall be heard on the impacts created by this rezoning including but not limited to:
Impact of high density, multifamily dwellings on the residents of PINE COVE and PINELAND PARK subdivisions and HUNTINGTON LANE, JAMESTOWN ROAD AND YORKTOWNE ROAD residential communities.
Negative impact of resale value on existing residential properties of above-mentioned communities.
Current lack of infrastructure on Huntington Lane and Eyster Boulevard
Possible tax increases to property owners to support and maintain services required by a largely increased rental community. These include, but are not limited to, police, fire, waste management, transportation and public education.
Negative Impact on the Environment
Big Picture Uncontrolled growth, with lacking infrastructure, leading to the hastened build out of Rockledge.

DEPRECIATE THE EXISTING CHARACTER OF THE AREA"?
