Windsor Park
Windsor, Washington Township,New Jersey
Client: Tragalar House Residential
Size: 40 acres
The village of Windsor is a small agricultural community that
has remained relatively -untouched by recent development pressure
on the area. It is located about 12 miles southeast of Princeton.
Many of the houses that line the two streets of the Village date
from 1820-1860 when the Greek Revival style was popular. Although
most of them are modest, the Village has a cohesive quality that
distinguishes it from the surrounding commimities.
The site is 40 acres of fallow farmland and woods. Working within
the criteria proposed by the Town Planners for a conservation area,
as opposed to the existing 2-acre zoning regulations, we planned
80 residences, both detached and semi-detached, On 8,5000 s.f. lots
laid out in a grid parallel to the existing streets. The grid was
chosen to propagate the village atmosphere and reinforce the existing
street fabric. Each house would be about 1,200 s.f with a garage
accessible from a rear alley., Architectural elements and scale of
nineteenth century village houses such as porches, picket fences,
brick sidewalks, cast iron lamps, etc. would be recognized in the new
development. About one third of the site, including a pond, woodlands,
a small park and playground, would remain commonly open space.
