This land is near Montana border, and the city of Regina.

Classic treeless plain, gently sloping to north, beautiful views of surrounding prairie and nearby Dirt Hills.
There is a seasonal creek/draw that runs along all the parcels. This would be excellent spot for pond escavation, water guaranteed to accumulate. Cost of a small pond excavation is about $2000.

This land is being organically farmed! Wheat was crop in recent years, with field peas being planted in 2007. Once certified organic in 2009 this land should bring good return on premium priced organic crops.
50% of land is left fallow every year, allowing it to rest.
Soil is brown, fairly loamy, with few hardpan spots. There is also afew very small areas of alcali. Soil and climate would be suitable for dryland growing of some fruits and vegetables.

This land is most conviniently located!
Fifty miles north is our capital city of Regina, pop. 170,000.
Fifty miles south is US border and state of Montana. Glasgow MT is the nearest large US town.
Pan-American Highway #6 is six miles east with easy access north or south.
Hamlet of Perry, pop. about 14 is almost beside the land. In Parry there are no services other than a post office, and a bowling alley.
Three other towns, 15 to 20 miles away are: Milestone, Yellowgrass, and Pangman, pop. less then a 1000 each, are to north, east and south where you will find most services, including school and a doctor.  City of Weyburn, pop. 10,000, a major center, is 30 miles east. There is a Wal-Mart.

Community well is within a mile with use open to public. Potable water, I drank it.

Avonlea (Dunnet) Regional Park is 15 miles NW with campground, and a small stocked lake. I saw it. Nice lake with campground.

There is also power on adjoining parcel, with a power easement to three adjoining parcels. There is no power poles, power will have to be extended to your parcel via a power cord, you will need at least 600 yards or more. This power is meant for moderate use, in power tools, cabin, heaters, etc., but not in a permanent home use. No restriction on well drilling and sewer disposal. Water not expected to be deep.

Natural drainage course sloping to the north and non arrable areas take about 5-10 acres per parcel. Non arrable areas are grassy slopes along the drainage course, and suitable for pasture.

Five 80 acre parcels have access by dirt road. Passage is fine unless it snows or rains a lot. In that case, contact Municipality and they will custom clear the road for you, at no charge.
Municipality will also custom gravel, raise a road, at charge. Dont know how much, but should be reasonable.

The Dirt Hills are about 2 miles to the south, aspen woods, antelope, spring lakes and wild berries. I swam in one lake, its quite deep; deer abundant. It is private land, but owners will give permission to hunt, pick berries, or swim, if no disturbance is caused.
