A maximum of six (6) persons is permitted to occupy any single unit in Venture Out (“VO”). The name of the primary renter and a complete list of names of all persons who will be occupying your rental unit must be provided. Each occupant must register at the VO office or with the security officer at the VO gate, otherwise they will not be admitted to your site. There is a registration charge of $50 plus sales tax of 7.5%. These fees must be paid at the time of registration.
Parking is provided on the driveway of your rental unit for a single transportation vehicle (car, truck, etc.) of maximum length of 22 feet. Your transportation vehicle must fit entirely on this driveway. It must not protrude onto the street. It is prohibited to park any part of your transportation vehicle on the marl or pea stone area of your rental unit. Only one transportation vehicles may be parked on any unit in VO. VO does not permit the parking of boat trailers on any unit. If you have excess vehicles (boat trailers, cars, trucks, motor homes, etc.) or if your transportation vehicle does not fit on your driveway, you must arrange for the parking of such vehicles. Overnight parking on the VO streets is prohibited between the hours of 12:00 am and 6:00 am. Limited overflow parking is available in designated areas within VO on a first come, first served basis. Parking in these areas must be pre-paid at the VO office (or security gate). The fee is $2.00 per night for all vehicles under 18 feet in length, and $4.00 per night for all others. Capacity of the overflow areas is limited, and space cannot be guaranteed. If space is not available, your fee will be refunded. Additional, free, temporary parking can be found in certain areas outside the VO gate. A security officer can direct you to these areas. The primary renter (tenant) and the owner of each unit is required to sign an agreement to abide by the above Policies and Procedures as well as the following list of VO Rules. The VO management reserves the right to terminate the rental of any tenant at any time for violation of these Policies, Procedures, and Rules, or for conduct deemed detrimental to VO or any of its occupants. Any such infraction may also result in immediate eviction and forfeiture of all funds by your rental agent. |
Venture Out Rules for Renters |
1.Each unit in VO is private property. You are entitled to the use of the unit you are occupying and the Common Use areas. Do not trespass on your neighbor's property. 2.The speed limit is 10 miles per hour for all vehicles (including bicycles) on all streets within VO. 3.Air curtains are installed at the entrance of each canal. Boaters please raise your motors when passing over the air curtains. 4.Quiet hours must be observed between 11:00 pm and 7:00 am. Excessive noise or other nuisance are not permitted in VO at any time. 5.Bicycles used after dark must be equipped with working headlights and tail reflector, or the rider may carry a lighted flashlight. Please walk on the left, bike on the right. 6.Overnight sleeping outside of the mobile home of RV on your unit is prohibited. This includes sleeping in boats, vans or other transportation vehicles. 7.You must have a valid driver's license to operate any motorized and/or battery-powered vehicle within VO. Such vehicles must be equipped with a noise-reducing muffler. Any vehicle used for transportation must be parked on the marl or pea stone area adjacent to the driveway of your unit. Only one transportation vehicle may be parked on each unit in VO. 8.Overnight parking on the VO streets is strictly prohibited for all vehicles between the hours of 12:00 am and 6:00 am. 9.Your boat may only be docked at the unit you are occupying. Please do not trespass on your neighbor's dock. 10.Please note and abide by the rules that are posted for the use of the pool and spa areas. 11.Parents are responsible for the safety and discipline of their children. 12.If you are occupying an RV, Florida Law requires the use of a rubber sewer collar. Sewer collars are available at the VO store. 13.Visible clotheslines are not permitted on any unit. Clothes dryers and clotheslines are provided at each bathhouse. 14.Open fires are prohibited except for gas or charcoal grills. 15.Florida Law prohibits throwing trash or garbage into the canals or adjacent waters. 16.Firearms may not be discharged within VO. This includes air rifles and spear guns. 17.Fireworks are prohibited in VO. 18.Please do not take lobster from the VO canals. 19.All pets must be kept on a leash not more than 6 feet long. No more than two (2) pets are permitted for each unit. Pets must be confined to your unit and must not be walked in VO. Please pick up after your pet. The owner of any unit may, at his discretion, refuse permission to keep a pet on that unit. 20.Trash Pickup: Each unit is provided with a trash can in the ground. Garbage should be placed in plastic bags, and then in the metal can, which must be set out curbside for pickup on MONDAY and THURSDAY. Please do not leave loose plastic bags of garbage curbside. RECYCLING day is Thursday – glass, aluminum, newspapers, plastic bottles, etc. 21.Check in is at 4:00 pm ; check out at 11:00 am. |
RENTAL RULES AND REGULATIONS FOR UNIT #3 |
1.CHECK-IN TIME IS AFTER 4 P.M. EST or EDT AND CHECK-OUT IS 11 A.M. EST or EDT. Early Check-ins are not possible during the busiest seasons. We try to accommodate everyone to the best of our abilities, so if you need to check in early, please contact us in advance to determine feasibility. 2.This is a NON SMOKING unit. Smoking is permitted on the porches and in the yard. 3.Pets are NOT permitted in rental units under any conditions. 4.We will not rent to vacationing students or singles under 25 years of age unless accompanied by an adult guardian or parent. 5. DAMAGE/SECURITY DEPOSIT- A damage/security deposit of $100 is required. The deposit automatically converts to a security/damage deposit upon arrival. The deposit is NOT applied toward rent; however, it is fully refundable within (30) days of departure, provided the following provisions are met: a. No damage is done to unit or its contents, beyond normal wear and tear. b. No charges are incurred due to contraband, pets or collection of rents or services rendered during the stay. c. All debris, rubbish and discards are bagged and placed in the in-ground trash can, and dishes are washed and put away. No food is left in the refrigerators, and the refrigerators have been wiped clean inside. Used linens are gathered in the bathtub. d. Extra cleaning inside the unit or in the yard will be billed at $35 per hour, plus any extra expenses we incur. e. Please do not remove/move the furnishings, the BBQs, or the lawn furniture. f. Keys are left on the kitchen table and unit is left unlocked. All remote controls have been left by their respective appliances. g. All charges accrued during the stay are paid prior to departure. f. No linens are lost or damaged. Please do not use the towels or washcloths to clean the BBQs, shoes, or other unsuitable usage. g. Be considerate of your neighbors and of the community. h. The renter is not evicted by the owner (or representative of the owner), the local law enforcement, the security company employed by Venture Out. 6.PAYMENT - An advance payment equal to $250 is required to hold your reservation. The total cost, including the DAMAGE/SECURITY deposit are to be paid no later than 60 days prior to your arrival date. The advance payment will be applied toward the rent. We accept personal checks in US funds and all major credit cards. 7.CANCELLATIONS - A sixty (60) day notice is required for cancellation. Cancellations that are made more than sixty (60) days prior to the arrival date will be issued a full refund minus a $50 processing fee. Cancellations or changes that result in a shortened stay, that are made within 60 days of the arrival date, forfeit the full advance payment and damage/reservation deposit. Cancellation or early departure does not warrant any refund of rent or deposit. 8.MONTHLY RESERVATION CANCELLATIONS - Monthly renters must cancel one hundred twenty (120) days prior to check-in. Monthly renters who make a change that results in a shortened stay must be made at least ninety (90) days prior to check-in. 9.MAXIMUM OCCUPANCY- The maximum number of guests is limited to six (6) persons. Do not attempt to bring more than six guests, as they will not be able to enter the resort. An additional charge or $20.00 per person per week for guests in addition to the first two (2) will be assessed. 10.THIS PROPERTY REQUIRES A THREE (3) NIGHT MINIMUM STAY. Longer minimum stays may be required during holiday periods, usually one week. If a rental is taken for less than three days, the guest will be charged the three-night rate. 11.INCLUSIVE FEES - Rates include a one-time linen-towel setup. Rate includes bed linens, towels, kitchen utensils, pots and pans, a starting supply of toilet paper, paper towels, and trash bags. 12.NO DAILY MAID SERVICE - While linens and bath towels are included in the unit, daily maid service is not included in the rental rate however is available at an additional rate. We suggest you bring beach towels. We do not permit towels or linens to be taken from the units. 13.RATE CHANGES - Rates subject to change without notice. 14.FALSIFIED RESERVATIONS - Any reservation obtained under false pretense will be subject to forfeiture of advance payment, deposit and/or rental money, and the party will not be permitted to check-in. 15.WRITTEN EXCEPTIONS - Any exceptions to the above mentioned policies must be approved in writing in advance. 16.PARKING - Parking passes are given upon check-in at the gate. Only one vehicle can be accommodated in our off-street parking at our unit. Additional vehicles, boats, trailers, must be parked in the overflow parking across the street (there is small charge). Renters must display parking pass on the rear view mirror at all times. Failure to display may result in towing of vehicle at renter's expense. 17.HURRICANE OR STORM POLICY - Refunds will be given if: a. The National Weather Service orders mandatory evacuations in a "Tropical Storm/Hurricane Warning area" and/or b. A "mandatory evacuation order has been given for the Tropical Storm/Hurricane Warning" area of residence of a vacationing guest. The day that the National Weather Service orders a mandatory evacuation order in a "Tropical Storm/Hurricane Warning," area, we will refund: a. Any unused portion of rent from a guest currently registered, b. Any unused portion of rent from a guest that is scheduled to arrive, and wants to shorten their stay, to come in after the Hurricane Warning is lifted; and … c. Any advance rents collected or deposited for a reservation that is scheduled to arrive during the "Hurricane Warning" period. |
Venture Out Rental Agreement |
This rental agreement is made by and between Venture Out at Cudjoe Cay, Inc. a Condominium (“VO”) with address of 701 Spanish main Drive, Cudjoe Key, FL 33042. |
AND Tropical Vacation Rentals, LLC. ("Owner") with the address of 21702 Asturias Road, Summerland Key, FL 33042 For the rental of unit #3 (“Premises”). For mutual covenants exchanged and other valuable consideration, it is agreed: 1.The VO Association shall provide sufficient consideration, the right to occupy the Premises, and the right to use all common elements and facilities of VO. 2.The Tenant shall abide by the attached VO Rental Policies, Procedures, and Rules. 3.The VO Management may terminate this rental and evict the Tenant, at any time, for violations of said Policies, Procedures, and Rules, or for conduct deemed by VO Management to be detrimental to CO or any of its occupants. 4.In the event of eviction, VO shall be entitled to recover attorney fees and costs. If applicable, such attorney fees and costs shall be the responsibility of not only the Tenant but, if necessary, the Owner as well. |
