What Properties are eligible for a Mortgage Credit Certificate?

• Homes purchased which do not exceed Purchase Price Limitations.
• Property located within an unincorporated area of Los Angeles County or within one of the participating cities.
• Homes purchased in Targeted Census Tracts.

The Purchase Price of the house must be below the following amounts:

• $170,000 Any property using the 20% MCC Credit.
• $196,198 (existing unit, resale) in non-targeted areas.
• $239,790 (existing unit, resale) in targeted areas.
• $230,564 (new unit, never previously occupied) in non-targeted areas.
• $281,800 (new unit, never previously occupied) in targeted areas.

Location of Property. The property to be purchased must be in the unincorporated areas of Los Angeles County (areas colored yellow in The Thomas Guide Map Book) or one of the following cities: Alhambra, Artesia, Avalon, Azusa, Baldwin Park, Bellflower, Bell Gardens, Burbank, Claremont, Commerce, Covina, Culver City, Diamond Bar, Downey, Duarte, Glendale, Glendora, Hawaiian Gardens, Inglewood, Irwindale, La Verne, Lakewood, Lancaster, Lawndale, Long Beach, Lynwood, Monrovia, Montebello, Monterey Park, Palmdale, Paramount, Pasadena, Pico Rivera, Rancho Palos Verdes, San Dimas, Santa Clarita, Santa Fe Springs, Signal Hill, South El Monte, South Gate, West Covina or Whittier.

Targeted Census Tracts: If you are purchasing a home in one of the following census tracts, you DO NOT need to be a First-time Homebuyer. "pg." refers to The Thomas Guide Map Book, page number.

• Athens census tracts 6002.01 and 6003.01 (pg. 704).
• Culver City census tracts 2222 and 2224 (pg. 633).
• Downey census tract 5516 (pg.705).
• East Los Angeles census tract 5309 (pg. 635).
