WOODLAKE I CONDOMINIUM ASSOCIATION, INC. A Corporation Not-For-Profit SPECIAL ASSESSMENT BOARD OF DIRECTORS MEETING Denise called the meeting to order at 6:07pm. Present:? Denise Schoonmaker, President Marcy Blackwell, Vice President Colette Williams, Secretary (Ramon) Alfonso Gomez, Treasurer Gloria Hillenberg, Director Debbie McConnell, Property Manager QUORUM VERIFIED: We had a Board quorum (enough Board Members present to conduct business; there must be at least three). SPECIAL ASSESSMENT: Denise made a motion to approve a total Special Assessment of $60,000, effective July 1, 2007, to cover the anticipated shortfall for 2007 insurance expenditures and related expenses, including a $2,600 appraisal fee and $1,350 allocated for roof mitigation. (Mitigation is defined as a making or becoming milder or less severe. Roof mitigation refers to having our roofs appraised, which can reduce our insurance cost.) Denise adjourned the meeting at 7:00pm. |

QUORUM VERIFIED: We had a Board quorum (enough Board Members present to conduct business; there must be at least three). MINUTES APPROVED: Denise made a motion to approve the minutes from April 26, 2007 without reading them. Gloria seconded. Unanimously approved. Denise made a motion to approve the minutes from the May 7, 2007 meeting without reading them. Colette seconded. Unanimously approved. TREASURER?S REPORT: Alfonso read from the financial statements. Denise made a motion to accept the Treasurer’s report. Gloria seconded. Unanimously approved. ROOF MITIGATION: Denise made a motion to accept the roof mitigation bid from Delta Engineering in the amount of $1,350. Gloria seconded. Unanimously approved. POOLSIDE MEN?S ROOM WALL REPAIR: Denise made a motion to remove the drywall from the wall in the poolside men ‘?s room which has been repeatedly vandalized, and paint the concrete block wall under it. Gloria seconded. Unanimously approved. PAINTING & WOOD REPLACEMENT: Denise made a motion to accept Bianco Valencia?s bid to paint buildings 4, 8 and the clubhouse in the amount of $20,220.65, minus several items, bringing the bid to $18,372.65, with the difference being deducted from the third payment (payment was requested in three payments). Gloria seconded Unanimously approved. CHILDREN PLAYING SIGNS: Denise made a motion to post 2 additional SLOW...Children Playing? signs. Gloria seconded. Unanimously approved. NEXT MEETING SCHEDULED: The next Board Meeting is scheduled for June 21, 2007 at 6:00pm. Denise adjourned the meeting at 9:30pm |
