7.              Lessee states and signs that he/she has received a copy of The Rules and   Regulations; that those documents have been read and understood; and during the term of the lease agree to abide by all the terms and conditions set forth in those documents and all reasonable Rules and Regulations hereinafter officially promulgated by the Association.

8.              Lessee shall not assign this approval, nor permit any other persons than those listed herein to reside in the premises except for temporary guests of no more than two weeks duration, without prior approval of the Association.

9.              This application must be accompanied by a $100.00 fee to defray costs of  processing. A personal meeting between the Board of Directors and Lessee is required before final action will be taken on this request.

10.          New Renters/Board Security Deposit: Florida Statute 781.112(i) Transfer fees (as amended by 86-175) states in part: “Nothing in this paragraph shall be construed to prohibit an association from requiring as a condition to permitting the letting or renting of a unit, when the association has such authority in the documents, the depositing into an escrow account maintained by the association, a security deposit in an amount not to exceed the equivalent of 1 month’s rent. The security deposit shall protect against damages to the common elements or association property. Within 15 days after a tenant vacates the premises the association shall refund the full security deposit or give written notice to the tenant of any claim made against the security if this was paid by the tenant. Or if unit is no longer a rental unit and paid by owner.” In accordance with this statute the Board of Directors voted in its October 23, 1986 meeting to institute this statute as part of its Rules and Regulations for new tenants effective after its meeting on October 23, 1986. As of April 1993 the required Deposit is $400.00.

 

In consideration for the covenants, warrants and agreements set forth in the Request for Approval which is incorporated herein by reference, and the terms and conditions set forth therein, Woodlake Association, Inc. a Florida Corporation, hereinafter referred to as “Association”, by and through its duly authorized and undersigned officer, herewith approves the lease/occupancy of:
