PARKING  CONTRACT

VERSION 2.2  (last updated 2001/08/02)

 

This lease is between Rajbir Sandhu (landlord) and _______________  (renter), whereby the landlord agrees to rent to the renter a  parking space in the ally behind or next to WRLD  HUSE;  4714 17th Ave NE;  Seattle, WA 98105 on the following terms:

 

1.           Period of this Contract:

       This contract is either for a definite period (section 1.1) or on a month  to month basis (section 1.2).  An X in the corresponding box below will indicate type this contract is.

 

       This parking contract will be from      /    /      to     /      /      in accordance with section 1.1.

 

       This parking contract shall be from month to month beginning ___/___/___ in accordance with section 1.2.

 

 

1.1         When the above-indicated period ends this contract will automatically become month-to-month if the renter does not give a minimum of twenty days notice.

 

1.2         Notice of termination:   

This contract shall be terminable by either party, except as provided by relevant statute or code, by written notice of twenty days or more, preceding the end of any month.  For example, if the tenancy was to be terminated June 1, notice would be required by May 10th.  Notice on May 15th would not terminnate the tenancy until July 1st.

 

2.           Rent:

Rent shall be $            a month, payable on the first day of the month.  Rents are payable to the landlord's building manager by mailing check or money order (no cash) to Mark Haggerty at WRLD  HUSE;  4714 17th Ave NE #26;  Seattle, WA 98105, or by placing check in an opaque envelope marked "Manager" and dropping it through the front-door mail slot of the above address.

 

3.           Security Deposit:

Prior to usage of the rented parking space, the renter shall pay to the landlord the sum of  $50 as a security deposit.  These moneys are deposited in Seafirst bank at the Overlake branch.

       The deposit will be refunded to the renter after the termination of this rental agreement if the renter gives the required twenty days notice.  If the renter does not give a minimum of twenty days notice the landlord may keep the deposit because the renter has broken the contract.

       The landlord shall provide the tenant with a written receipt of said deposit, and the landlord is entitled to any interest on said funds.          

 

4.           Rules:  

The landlord may, from time to time, promulgate rules, which constitute. reasonable obligations and restrictions and after 30 days written notice the tenant shall conform to said rules.  The tenant's failure to abide by said rules shall constitute a failure to comply with a material term of the lease and as such be a grounds for termination of this contract.

 

 

 

 

5.           Use of  Space by Person Other than the Renter:

The renter may allow anyone they wish or deny (subject to the conditions listed below in sections 5.1 and 5.2) anyone they wish the right to park in their space during the period in which they rent this space, but the renter is liable for all  actions of anyone they grant permission to use the space.

 

5.1         Loading and Unloading

On occasion occupants moving in or out of WRLD  HUSE  may use the renter's parking space to load or unload items related to moving in or out if the parking space is empty.  Any occupant loading or unloading must immediately remove their vehicle from the parking space upon the request of the parking space's renter.

 

5.2         Unauthorized Use of Parking Space:

       If the renter finds a vehicle unauthorized by himself/herself in the rented space the renter should first honk several times to see if  the vehicle is in the process of loading or unloading.  If  no one comes to move the vehicle out of the spot within two minutes the renter may call the towing company and have the vehicle towed, or ask the manager  to do so.  The towing company's number is 622-9188.

 

8.           Late Parking Fee Payment:    

If the parking fee is not paid by the 1st of the month the contract is voided and the renter forfits her/his deposit.  The contract may be renewed, at the parking space owner's discresion, by the owner accepting payment of the parking fee with a late fee of $10 per day late.  For example if parking fee is payed on the second day of the month, a $10 late fee is owed, if on the third a $20 late fee, if on the fourth a $30 late fee, etc.  This is in addition to other remedies the landlord may have.

The renter may not park in the space if the parking fee plus any late fee has not been payed.  If the renter does park in the space without paying the parking fee and any late fee due, the landlord or his agent may have the vehicle towed away at his discretion.
