  • The building or structure or total estate per the type of construction and building materials used and current shape or condition needs to have a conservative useful length of desirable operation up to but no longer than 1,000 years
  • The building or structure or total estate then needs to have proper and well a really complete and thorough maintenance schedule and all the things that need to be done to bring this up to tip top shape and keep it in top top shape
  • The lease fee will then be at least 3X ( three times ) replacement cost for the building amortized over the conservatively estimated time the building is inhabitable and desirable with thorough maintenance.
  • The fees are then the base lease fee and then maintenance fees if the tenants if not doing all of the maintenance or keeping up on the maintenance schedule.
  • If not keeping up on the current maintenance schedule the maintenance is taken over by the Queens and the property is managed by them and they are charged for the maintenance and a mantenance management fee
  • The Queens collect and get 50% of the base lease fee as their revenue and the other 50% goes into a TJCG Planetary Rebuilding Fund for future rebuilding of that structure and other buildings on that planet
  • The Queens pay salaries and property management fees out of their 50% of the property fees or other fees collected such as maintenance fees
  • This is to be reassessed at least every three years minimum and absolutely ten years maximum to take into account if the maintenance schedule is and has been kept and inflation and the current condition of the building or structure or total estate and if rates are to be increased or decreased and maintenance is to be taken over and a damage assessment assessed and or maintenance fees increased or decreased.
  • The Queens are to assess the property value and replacement costs plus 10% at 110% replacement costs and this 'Queens Big Property Insurance' is to be added to the payment for the building or place or estate and they are to pay this at the same time they pay the lease fee payment and has to be kept current and all TJCG 'Big Property' insurance is underwritten by the Queens and this is Queens Big Property Insurance.
