From this deed, we learn a little more about the Heirs of John Souter who died in 1788 in Lancaster Co. We learn that his daughter Elizabeth has died and that Susannah has since married David Huss.

To All People to whom these presents shall come Benjamin Souter of
the Township of Lampeter in the County of Lancaster and State of Pennsylvania
yeoman David Souter of the said Township of Lampeter in the County
of Lancaster and state Aforesaid yeoman David Miller of the said Township
of Lampeter yeoman and Mary his Wife John Spence of the Township of Strasburg
in the said County of Lancaster yeoman and Ann his Wife. David Huss of
the said Township of Lampeter yeoman and Susannah his Wife. Benjamin Bowman
of the said Township of Lampeter yeoman and Christian Rohrer of the said
Township of Lampeter yeoman. They the said Benjamin Souter, David
Souter, Mary the Wife of David Miller. Ann the Wife of John Spence and
Susannah the wife of David Huss being five of the Children of John Souter
late of Lampeter Township in the County of Lancaster aforesaid yeoman deceased,
the said Benjamin Bowman being the Guardian duly appointed by the Orphans
Court in and for the said County of Lancaster over the Estate of Joshua
Souter a Minor Son the the said John Sowter deceased and the said Christian
Rohrer being the guardian duly appointed by the orphans court aforesaid
over the Estate of Esther Souter a Minor daughter of the said John Sowter
deceased Send Greeting
Whereas the said John Souter deceased in and by his last Will and Testament
bearing date the Twenty first day of September in the year of our Lord
One thousand seven hundred and eighty eight did gave and devise unto his
son Jacob Sowter a certain Tract or Parcell of Land situate in the Township
of Lampeter in the County of Lancaster aforesaid. Beginning at a
stone in a Line of George Bresslers Land thence extending by Joel
Ferree's Land South seventy five Degrees West one hundred and Eighty Eight
perches to a Stone South fifteen degrees East ninety two perches to a stone,
thence by the Land devised to his Son Benjamin North Seventy three degrees
and an half West sixty three Perches and four Tenths of a perch to a stone,
North two degrees West forty perches and six tenths of a perch to a stone,
North seventy one degrees West Twenty three perches and seven tenths of
a perch to a Stone South thirty degrees West thirty two perches and four
tenths of a perch to a Stone North fifty seven degrees West thirty perches
and three tenths of a Perch to a Stone South thirty nine degrees West fifty
seven perches and two Tenths of a perch to a stone thence by Lands of John
Hare and Jacob Eshleman Respectively North fifteen degrees West One hundred
and thirty two perches and one quarter of a perch to a stone thence by
Lands of Joseph Buckwalter and William Porter Respectively North Seventy
five degrees East One hundred and seventy three Perches and an half to
a stone, thence by Land devised or intended to be devised to his son David
Souter South Twenty four degrees West forty six perches to a stone, South
Twenty three degrees East thirty six perches and seven Tenths of a perch
to a stone North Seventy five degrees East One hundred and ninety perches
to a stone on the line of Lands of George Bressler aforesaid and thence
by the same South fifteen degrees East nineteen perches and nine Tenths
of a perch to the place of Beginning containing, one hundred and thirty
nine acres and an half and fourteen perches of Land and the usual allowance
with the appurtenances. To hold to him the said Jacob Souter his
Heirs and Assigns forever at and for the sum of One thousand three hundred
and ninety five pounds lawfull Money of Pennsylvania in gold and Silver
payable by Installments or yearly payments and in the manner as in the
same Will is particularly mentioned & ________. And the said
John Souter deceased having in and by his said Last Will and Testament
given and devised unto his other Sons the said Benjamin Sowter David Sowter
and Joshua Sowter certain other Lands in the same Will mentioned and described
aforesaid for certain valuations or sums therein expressed and directed
the Mode of payment thereof did will order and direct that all his children
to wit, the said Benjamin Souter David Souter Jacob Souter Joshua Souter
Mary the Wife of David Miller Elizabeth Souter Ann the wife of John Spence
Susannah the Wife of David Huss and Esther Souter should inherit equally
in and out of his Estate every one share and share alike. As in and by
the said _____ Last Will and Testament duly proved and _______ in the Register's
Office at Lancaster. Reference thereto being had may more fully and
at ______ _______. With the said Elizabeth Sowter one of the daughters
of the said John Souter deceased having arrived to and attained the full
age of twenty one years died after her said Fathers intestate, unmarried
and without issue whereupon her share of and in the Estate of her late
Father the said John Sowter deceased _____ and ____ to the said Benjamin
Souter as her ____ Brother and Heir at Law, who hath waived the advantage
given him by Law and agreed that all the Brother's and Sisters of the said
Elizabeth Souter deceased shall inherit & receive equally with him
the said Benjamin Souter of and in her Estate and her share of the Estate
of the said John Souter deceased as is Testified by his the said Benjamin
Souter Signing & Sealing these Presents. Now know Ye that
the said Jacob Sowter one of the sons of the said John Souter deceased
hath well and faithfully paid or will and sufficiently secured to be paid
unto the said Benjamin Souter, David Sowter, David Miller and Mary his
Wife, John Spence and Ann his wife. David Huss and Susannah his Wife. Benjamin
Bowman as Guardian over the Estate of the said Joshua Sowter and Christian
Rohrer as guardian over the Estate of the said Esther Sowter for the several
and Respective shares of them the said Benjamin Sowter, David Souter, David
Miller and Mary his Wife (in Right of the said Mary) John Spence and Anna
his Wife (in Right of the said Ann) David Huss and Susannah his Wife
(in Right of the said Susannah), Joshua Sowter and Esther Souter of and
in the said sum of one thousand three hundred and ninety five pounds at
and for which the said described Tract or Parcell of Land by the said John
Souter deceased given and devised unto his son the said Jacob Souter hath
been valued and appraised in & by his Last Will and Testament of the
said John Souter deceased as aforesaid and also for their several &
Respective shares of and in the part or share of the said Elizabeth Souter
deceased of and in the aforesaid sum of one thousand three hundred and
ninety five pounds the valuation money as appraised. In Consideration
whereof the said Benjamin Souter for himself his Heirs Executors and Administrators
and the said David Souter for himself his Heirs Executors and Administrators
and the said David Miller and the said Mary his Wife for themselves severally
and respectively and for their several and respective Heirs Executors and
Administrators and the said John Spence and Ann his Wife for themselves
severally & respectively and for their several and respective Heirs
Executors and Administrators and the said David Huss and Susannah his Wife
for themselves severally and Respectively and for their several and respective
Heirs Executors and Administrators and the said Benjamin Bowman for himself
and for his Ward the said Joshua Souter his Heirs Executors and Administrators
and the said Christian Rohrer for himself and for his Ward the said Esther
Souter her heirs Executors and Administrators Do and each and every of
them Doth by these Presents remise release and forever quit claim unto
the said Jacob Souter his Heirs Executors, Administrators and Assigns All
and every the said Part or Shares of them the said Benjamin Souter, David
Souter David Miller and Mary his Wife, John Spence and Ann his Wife, David
Huss and Susannah his Wife Joshua Souter and Esther Souter and each and
every of them of in and to the said sum of one thousand three hundred and
ninety five pounds the Valuation or appraisement of the Tract or Parcell
of Land and Premises Aforesaid and all actions ____ claims & Demands
whatsoever ______ ____ Relating to & Respectively the same or any Part
thereof So that the said Jacob Sowter his Heirs and Assigns shall
and Lawfully may forever hereafter peaceably and _____ have hold Occupy
____ and enjoy the said described Tract or Parcell of Land Containing One
hundred and thirty nine acres and an half and fourteen Perches of Land
and the usual allowance to him given and devised in and by the Last Will
and Testament of the said John Souter deceased as aforesaid with the Appurtenances
fully and Absolutely Acquitted and discharged of and from all and
every the Parts Shares and Proportions and all other claims & demands

Sowter, David Sowter, David Miller & Mary his Wife, John Spence and
Anna his Wife & David Huss and Susannah his Wife. Benjamin Bowman
and Christian Rohrer and each & ____ of them severally and respectively

as ___ according to Law. The said Mary Anna & Susannah being
each of full age and being duly examined Separate and apart from their
Respective Husbands Voluntarily Consenting thereunto the above & within

From this deed we learn that Benjamin Souder received this property from John Souder, Benjamin's wife was Anna, Benjamin was a Preacher, and that he sold his land to Martin Beam. The fact that he sold to Martin Beam is important in knowing that the Benjamin Souder who made his will in Frederick Co MD is the same Benjamin Souder as the one below.

This Indenture made the Twenty Sixth Day of March in the year of our Lord One thousand eight hundred and eight Between Benjamin Souders of the Township of Lampeter in the County of Lancaster and State of Pennsylvania Preacher and Anna his Wife of the one part and Martin Beam of the Township of Lampeter in the County of Lancaster and State aforesaid yeoman of the other part Whereas John Souder of the Township of Lampeter in the County of Lancaster and State of Pennsylvania yeoman was in his life time lawfully sized in his own demence as of ____ of and in certain Tracts of Land with the appurtenances situate in the Township of Lampeter and Strasburg in the County of Lancaster aforesaid And being so thereof seized Did, first making his last Will and Testament in writing bearing date the twenty first day of September Anno Domini one thousand seven hundred and eighty eight wherein and whereby among other things he did give and devise apart of said Tracts Containing one hundred and twenty five acres and a quarter of an acre of Land and Allowance unto his son Benjamin Souder and to his Heirs and Assigns forever, As in and by the said Recited Will _____ his decease duly proved and remaining in the Registers Office at Lancaster for the County of Lancaster ____ being thereunto had ____ appear And Whereas the Heirs and Legatees of the said John Souder deceased to wit Jacob Souder, David Souder, David Miller and Mary his Wife Joshua Spence and Anna his Wife, David Huss and Susanna his Wife, Benjamin Bowman for his Ward Joshua Souder, Christian Rohrer for his Ward Esther Souder, all Children and Heirs of the said John Souder by their Release bearing date the second Day of February in the year of our Lord One thousand seven hundred and ninety two Did grant Remise Release and forever quit Claim unto the said Benjamin Souder his Heirs Executors Administrators and Assigns of and in the said Tract of one hundred and twenty five acres and a quarter and allowance with the appurtenances as by the said Deed ____ or Release duly Executed and Recorded in the Office for Recording of Deeds In Lancaster for the County of Lancaster in Book S (?) This Indenture made the thirty first day of March in the year of
our Lord one thousand Eight hundred and nine Between Jacob Souder of Soudersburgh
in Lampeter Township in the County of Lancaster in the Commonwealth of
Pennsylvania yeoman and Elizabeth his Wife of the one part And Peter Forney
of the same place yeoman of the other part Whereas a certain John
Souder (father of the said Jacob Souder party hereto) of the Township
of Lampeter aforesaid became in his life time lawfully seized in fee of
and in certain Lands and Tenements in the Townships of Leacock and Lampeter
aforesaid and being thereof so seized died having his Last Will and
Testament in Writing bearing date the twenty first day of September AD
1788 (and since his decease duly proved remaining filed in the Registers
Office at Lancaster) Wherein and whereby amongst other things he did give
and device unto his Son the said Jacob Souder a Certain Tract of Land therein
mentioned containing one hundred and thirty nine acres and an half and
fourteen perches with the usual allowance To hold to him the said Jacob
Souder his heirs and assigns forever at a certain valuation in the said
____ will specified to be paid as therein particularly mentioned unto the
other Children of the said Testator And whereas the said Jacob Souder having
fully paid unto the several other Children and their Guardians the several
and respective sums or shares of Money to them bequeathed by the said ____
Will. They the said other surviving children of the said John Souder
deceased that were of lawful age and the guardians of the minors, to wit,
Benjamin Souder, David Souder, David Miller and Mary his wife John Spence
and Ann his Wife David Huss and Susanna his Wife Benjamin Bowman Guardian
over the Estate of Joshua Souder a Minor and Christian Rohrer Guardian
over the Estate of Esther Souder a minor did by their Deed _____
bearing date the second day of February AD 1792 release and forever quit
claim into the said Jacob Souder and his Executors administrators and assigns
All and every of the said parts or shares of them respectively of each
and every of them of the valuation of the said Tract and parcel of Land
& premises aforesaid as in and by the said ____ Release or Deed
___ Entered in the Office for Recording of Deeds in and for the said County
of Lancaster in Book ___ page 305 __ will fully appear And whereas William
Porter of Leacock Township in the County aforesaid and Susan his wife by
their Indenture of Conveyance Bearing date the eighteenth day of January
AD 1796 for the Consideration therein mentioned did grant and confirm unto
the said Jacob Souder (party hereto) and to his heirs and assigns forever
two certain tracts or parcels of Land by metes and bounds therein particularly
mentioned one of them containing eighteen acres and one hundred and thirty
perches as in and by the said recited Indenture Entered in the Office for
Recording of Deeds in and for the County of Lancaster aforesaid in Book
___ page 310 __ fully appears And Whereas David Huss of the Township
of Leacock aforesaid and Susanna his Wife by their _______ Indenture
of Conveyance bearing date the twenty seventh day of March AD 1797 for
the Consideration therein mentioned did grant and confirm unto the said
Jacob Souder party hereto and to his heirs and assigns forever two certain
tracts of Land adjoining the above mentioned Tracts of land by metes and
bounds therein particularly mentioned one of them containing fifty acres
and the allowance for Roads & it [It being the same which David
Souder and Judith his Wife by Deed dated the 31st day of March 1792
granted & Confirmed to the said David Huss ____ ____ and by the said
recited Indenture of David Huss and wife to said Jacob Souder Entered in
the Office for Recording of Deeds in and for Lancaster County aforesaid
in Book B vol __ page 43_ will fully appear. Now this Indenture Witnesseth
that the said Jacob Souder and Elizabeth his Wife for and in Consideration
of the sum of Eight thousand eight hundred dollars lawful money of the
United States of America to them in hand will and truly paid by the said
Peter Forney at and before the ensealing and delivery hereof the receipt
whereof they do hereby acknowledge, and the said Peter Forney his heirs
and assigns hereupon do forever acquit and discharge have granted bargained
& sold and by these presents Do grant bargain and sell alien ______
release and confirm unto the said Peter Forney and to his heirs and assigns
All that certain messuage and those two tracts and parcels of Land hereafter
described the first of them situated in Lampeter Township in the County
of Lancaster aforesaid bounded as follows to wit Beginning at a Stone
in a Line of John Leamans Land thence by the same North seventy two degrees
and one quarter West eighteen perches to a stone and South thirty five
degrees and three quarters West twenty perches to a stone thence by the
same & Land of Joseph Buckwalter and other Land of Jacob Souder respectively
North seventy five degrees and three quarters West fifty perches and two
tenths of a perch to a Stone thence by said Souders Lot South seventeen
degrees West four perches and two tenths of a perch to a Stone on a line
of Henry Brickbills land thence by the same North fifteen degrees West
twenty six perches and seven tenths of a perch to a Stone on a line of
Land of Jacob Weaver, thence by the same North seventy four degrees and
one quarter East thirty perches and six tenths of a perch to a stone and
north fifty one degrees and one half East one hundred and nineteen perches
and five tenths of a perch to a post thence by the same and Land of said
Jacob Souder South forty one degrees East Sixty perches and eight tenths
of a perch to a stone on the East bank of a Water Course, thence by a line
dividing this from other Land of said Jacob Souder the five next Courses,
to wit, South thirteen degrees and one half West along the said East Bank
of the said Water course ten perches and five tenths of a perch to a Stone
on said Bank, thence South forty three degrees East crossing the natural
Stream and B____ thirty one perches to a Stone or post on the East bank
of a water course or ditch on the East side of the bottom thence along
the said East Bank of the ditch or water course south forty two degrees
west twelve perches to a Stone also in said East bank and South twenty
degrees and three quarters West fourteen perches to a Stone near an apple
tree also in the East Bank of said Water Course or ditch thence leaving
the said ditch or water course South twenty eight perches and three tenths
of a perch to the Beginning containing Eighty seven acres and three quarters
of an acre strict measure [It being composed and made up of a part and
parcel of the above mentioned Tract of one hundred and thirty nine acres
and an half and fourteen perches and allowance of Land and the whole of
the Tract of eighteen acres and one hundred and thirty perches of Land
above mentioned And of a part and parcel of the above mentioned Tract of
fifty acres and Allowance of Land] And the other of said Tracts and parcels
of Land situated in Leacock Township in the County of Lancaster

bounded as follows, to wit Beginning at a White Oak tree for
a Corner of other Land of said Peter Forney thence by the same and Lands
late of Jacob Groner and Joel Lightner respectively South seventy five
degrees west one hundred perches to a Stone thence by a line dividing this
from other Land of said Jacob Souder North sixteen degrees West nineteen
perches and three tenths of a perch to a Stone thence by the same and Land
of James Knox North seventy four degrees and one half East one hundred
perches to a Stone thence by said Knox's Land South sixteen degrees East
nineteen perches and nine tenths of a perch to the place of Beginning containing
twelve acres and one quarter of an acre strict measure [It being part and
parcel of the above mentioned Tract of one hundred and thirty nine acres
and an half and fourteen perches and allowance of Land] Together with the
right benefit and advantage of the water that comes from Porters and passes
through the adjoining Land of the said Jacob Souder unto the first Tract
of Land and premises hereby granted along a Water course or ditch hitherto
made and used for the purpose and also the right privilege and advantage
of the Water on the other or east side of the meadows in the same manner
in which it has always been taken out and conveyed along a water course
or ditch hitherto made and used for the purpose through the said adjoining
Land of the said Jacob Souder into the ___ first Tract of Land and premises
hereby granted with the privilege for the said Peter Forney his heirs and
assigns to enter into and upon the Land of the said Jacob Souder his heirs
and assigns along the said Water courses and ditches when necessary and
the same to clear &_____ and the dirt or f____ to throw or lay on the
Bank thereof, But not to dam or raise the Water so as to do any injury
nor by any other means to injure or damage the Land of the said Jacob Souder
his heirs or assigns Together also with all and singular the dwelling house
and houses buildings barns stables ways woods waters watercourses rights
liberties privileges hereditaments and appurtenances whatsoever to the
said two Tracts and parcels of Land belonging or in any wise appertaining
(Excepting and always reserving out of the same a certain water right and
priviledge heretofore granted for the use of the Land and premises late
of David Huss and now of Joseph Buckwalter his heirs & assigns) And
the reversions remainders rents issues and profits thereof And also all
the Estate right ___ interest property claim and demand whatsoever of them
the said Jacob Souder and Elizabeth his wife in law of equity or otherwise
howsoever of in to or out of the same To have and to hold the said Messuage
and two tracts and parcels of Land containing together one hundred acres
and water privileges hereditaments and premises hereby granted or
mentioned or intended to be with their and every of their rights members
and appurtenances (Except as is above ___ & reserved) unto the said
Peter Forney his heirs and assigns to the only proper use and behoof of
the said Peter Forney his heirs and assigns forever And that said
Jacob Souder for himself his heirs, executors and administrators doth covenant
promise grant and agree to and with the said Peter Forney his heirs and
assigns by these presents that he the said Jacob Souder and his heirs the
said above mentioned and described messuage and two tracts of Land and
water priviledges hereditaments and premises hereby granted or mentioned
or intended so to be with their and every of their appurtenances (Except
as is above excepted and reserved) unto the said Peter Forney his heirs
and assigns against him the said Jacob Souder and Elizabeth his wife and
his and their heirs and against all and every other person and persons
whomsoever lawfully claiming or to claim by from or under him them or any
of them shall and will warrant and forever defend by these presents In

Lancaster County, to wit, Before me the subscriber one of the Justices
of the peace in and for said County personally appeared Jacob Souder and
Elizabeth his wife and acknowledged the within written Indenture of bargain
& sale to be their act and deed and desired that the same might be
recorded as such according to Law, she the said Elizabeth being by me first
examined separate and apart from her husband and the contents were by me
fully make known to her And she being of Lawful age did declare that she
voluntarily became a party thereto without any coercion or compulsion of
or from her said husband and with intent to bar her dower Therein
In Testimony whereof I have hereto set my hand and seal this thirty first
day of March in the year of our Lord one thousand Eight hundred & nine.
