YORK HABITAT FOR HUMANITY FACTS REGARDING LAND: Tract of land includes over 6.5 acres Land was donated by Charles and Mary Jane Downs Donated land was appraised at $275,000 Tract of land includes a preserved wetland area Land is located where public sewer & water are available FACTS REGARDING PROPOSED SUB-DIVISON PLAN: Total of 16 parcels surrounding two cul-de-sacs will be created Approx. 1.3 acres of wetland and recreation area will be donated to Dover Borough Plans involved extending two existing roadways and installing sidewalks & curbs Each parcel will include a street lamp and a curb street A storm water detention pond will be created for each of the two phases Phase I of the subdivision will begin in early 2004, Phase II is estimated to begin in 2007 Proposed project will be the largest undertaking in the history of York Habitat for Humanity FACTS REGARDING THE HOMES: Three, four or five bedroom homes will be built (depending on the family’s size) Homes will be simple and affordable, but be comparable to the neighborhood Through the Habitat program, homes will be built almost completely by unskilled volunteers from aspects of the community First three homes will be started in July 2004 during a one week “Blitz Build” Homes will be valued at $90,000 - $100,000 Homes will be sold to qualified Habitat families through a 0% interest rate mortgage after they have completed various requirements of the housing program COST OF ENTIRE PROJECT: Estimated cost of infrastructure and public improvements is anticipated to exceed $600,000 Cost of the Habitat homes will be approx. $60,000 each, totaling $960,000 for the project COMMITTED FUNDING FOR THE PROJECT: York County Planning Commission has committed $260,000 for Phase I infrastructure and public improvements (Phase II funding will be requested in 2006) Housing Initiatives, Inc. will distribute and monitor county funds Corporate, private and faith based funding will be solicited in the form of house sponsorships CHALLENGES: Raising funds from individuals, corporations and faith communities to complete this $1.5 million project Obtaining sewer modules for the sixteen homes Gaining neighborhood support of the project Recruiting volunteers to complete the construction of the homes |
