The Annual Walk Through was scheduled for the week of July 24-28, 2006, But has been postponed for another year. The purpose of this inspection is to address any areas within the community that might need some attention. The inspection team will also be noting exterior alterations that have been made to each property. They will then check each homeowner file to ensure that "approved" applications are on file for each alteration. I an "approved" application is not on file, the homeowner will be notified and asked to complete an application in order for management to update the file(s) with complete and accurate information. (By having this information on file, it benefits each homeowner during future inspections and at the time of sale of the property) The upkeep of each property is the responsibility of the homeowner. Within a HOA, in order to protect and enhance the value of each property, there are "Rules and Regulation-Covenants" that each homeowner is to abide by. During this inspection, areas that are requiring attention (regarding their individual property) will be brought to the attention of the homeowner. The allotted time to address such areas will be provided on each report. If an extention is required, the homeowner is to contact Landmarc Real Estate upon receipt of the report. These inspections are one way in which we can all ensure the continued attractiveness of our community to prospective buyers. If our community reflects the care and pride that we have in our homes and neighborhood this will translate into more good people being shown our subdivision by real estate agents. We want to present ourselves in a positive light and through our continued support of homeowners through inspections and active committees, we hope to do just that. So next year when the subject of the Annual Walk through is revisited please welcome the representatives who will be conducting the inspection as your partner in the investment of your home. |

The Highland Park Homeowners Board of Directors and Landmark have been listening to resident concerns for 7 months now. Some of these concerns are over issues that are outside of the Homeowner's Association Board's range of power, some that we are doing too much and others are concerns that we are not doing everything we have the power to do. Most notably is the condition of some properties and the disregard or lack of understanding by some residents of what the covenents do and the responsibility that homeowners have to this agreement. Every person who has purchased a property in this subdivision had to have it disclosed to them by their agent, that by purchasing in Highland Park they were subject to the rules and regulations of our documentation. It has become apparent that there are different groups of residents in Highland Park. 1) People who purchased in this subdivision because of the existence of the HOA. 2) People who purchased without knowledge of the HOA or without fully understanding what having an HOA means 3) Those who separate themselves from the HOA and 4) Those who rent and may feel no responsibility to the HOA. Regardless of which catagory you fall into, one thing remains true. We are all legally and contractually bound by the HOA and the documentation that is meant to represent all of our best interests. Through its continueing work, the Board of Directors are working on addressing many of these issues. The Welcoming Committee hopes to involve new residents from the beginning. The Activity Committee hopes to bring people together for friendship and communication. The Newsletter Committee hopes to keep residents informed of Highland Park news and events. The documentation gives us guidelines to follow. This documentation has been discovered to have some ambiguities in it and our records have, over the years, been misplaced or discovered to be incomplete. In order to continue to serve everyone effectively, the Board is in need of addressing some of these internal issues. One of these areas of review involve making sure all our documentation on each home is up to date and complete. This way if there is ever any issue with any structure, color or anything else the documentation will exist on file. The only way to get this HOA back on track is to create a baseline. Our annual walkthrough will begin this process. |
