I purchased some of my property in 1996 and some in 1998. My intention was to build a retirement home. At the time we purchased our property there was a pipeling and a power line right-of-way. Shortly after purchasing the property we were informed that a second pipeline would be crossing our land. More woodland lost. It was nice to know that I could now pay taxes on even more property that I couldn't use. After notification of the impending power line, my wife and I began having second thoughts about building. More of our wooded land was going to be lost and there didn't seem to be much we could do to prevent the inevitable. Thank God we didn't build! We attended some of the informational meetings and the more we learned the more concerned we became. At the meetings we were repeatedly told that the powerline would not affect property values. Brochures we received also said that property values aren't affected by the powerline. We decided that rather than fight a battle we probably couldn't win we would put our property up for sale. Talking to a realtor was a real eye opener. As soon as she found out that the property was in the powerline corridor she said there would be a lack of interested buyers. What should have been a very desirable piece of property, six miles from Hayward, on a county road, walking distance from the Namekagon River, all high ground, was now considered substandard land! Rural acreage with building sites in the Hayward area was being listed for $2,000.00 per acre. My realtor said we would by very lucky to get $1,500.00 per acre. Our property was listed for over a year before we even received an offer! After 18 months we finally received an offer for less than $1,400.00 per acre and sold. This powerline will definitely affect property values. American Transmission Company can put all the spin they want on it but it doesn't change the fact that property values will go down. I truly feel sorry for the people that have homes in the area. I'm just thankful that I waited and didn't build when I first purchased my property. Sincerely, Daniel Wroblewski Toman, WI
