The Triwest Group is about revitalizing neglected urban communities by implementing development strategies to improve infrastructure and create higher property values that ultimately enhance the social and living conditions of neighborhoods. This philosophy is founded on the premise that sustainable communities require an appropriate combination of affordable housing; neighborhood-serving retail/commercial facilities that stimulate local business opportunities; social services such as childcare, youth and senior services; close proximity to transportation corridors; and jobs that pay living wages. In order to achieve these aspirations, there needs to be a commitment of inclusion from stakeholders-- from neighborhood residents, nonprofit service providers and government agencies to philanthropic organizations, faith-based organizations, institutional lenders and private capital. Building relationships with these various sectors will provide guidance and community "buy in" with the notion of rebuilding communities in a socially responsible manner. Many urban-core communities perceive themselves to be disenfranchised from the mainstream, and that, inclusive development would help to provide "empowerment" and build community pride. Having sensitivity and respecting the rights of property owners and would provide them with the opportunity to participate in the development as appropriate to their needs and aspirations. Moreover, recognizing time-honored values of a rich culture and ethnic diversity can guide thematic approaches to housing design and commercial uses. As a developer, Triwest's ability to implement real estate projects is enhanced because all stakeholders have had an opportunity to voice their concerns about the future of their own community. This proactive approach helps to mitigate philosophical and potential legal conflicts that often delay and ultimately raise the cost of housing to homeowners and increase lease rates to small business owners. The inclusionary approach also provides the opportunity to build consensus regarding the technical aspects of design, density and land use. Furthermore, the consensus process will facilitate the expeditious movement of any project through the entitlement procedures, design, construction, and operational stages because of early community support.
