Termonfeckin Village Design Statement
THE BULK OF BUILDINGS

o The scale or bulk of a building is generally perceived in terms of the viewed elevation.
o In general, the older buildings within Termonfeckin are of modest size and incorporate small roof heights (the vertical distance between the roof eaves and ridge).
o Many of the buildings are bungalows or Dormer bungalows.
o Ground floor levels are generally at existing ground level.

These factors have an important effect on overall house bulk which can easily result in new developments looking out of scale with the older buildings.

Bulk is of key importance to the impression of a ‘village’.

Buildings should be in sympathetic relationship with immediate surroundings, particularly adjacent buildings.

Older buildings tend to be less intrusive due to lower rooflines, lower storey height, and ground floors at ground level.

Modern houses which are higher tend to have larger roofs frequently dominate neighbouring properties and can appear out of place.

New buildings should be in harmony with surrounding buildings, particularly in relation to the street scene, roofline, viewed aspect, existing and maturing vegetation. Setting, outlook and privacy should be respected.

New development proposals should be supported with plans and elevations showing surrounding plots and buildings to provide accurate representation of the proposed street scene including existing vegetation.

The height, its elevation off existing ground level and proximity to the road all contribute to the domineering impression of this house, currently under construction at the old GAA grounds. The village feel here is lost, and measures must be imposed to prevent re-occurrence.
