DEED

BENJAMIN WATKINS TO PHILLIP MINTON

This Indenture made the sixteenth dat of October in the year of our Lord one thousand eight hundred and four Between Phillip Minton and Benjamin Watkins in the state of Virginia and County of Washington, Witnesseth that the said Benjamin Wakins for and in consideration of the sum of five pounds current money of Virginia the receipt whereof the said Benjamin Watkins hath granted bargained and sold and by there presents doth grant bargin and sell unto the said Phillip Minton and his heirs one certain tract or parcel of land containing one hundred and fourteen acres be the same more or less being part of a larger tract containing fout hundred acres granted to Edward McGinnis by patent bearing date the second day of June one thousand seven hundred and eighty two and of the Commonwealth the fourteenth, lying and being in the county and state afores said bounded as follows to wit Beginning at three white oaks ao a ridge thence south seventy four degrees west forty eight poles to a white oak thence North fifty degrees Wast seventy poles to a mountain birch thence south fifteen degrees West ninety poles to three white oaks thence South thirty four degrees East fifty poles to a white oak on the south side of a dry run thence South sixty poles to two white oaks up the dry run thence North eighty four degrees East one hundred and thirty six poles to a black oak and chestnut thence North three degrees West eighty poles to a white oak and sowerwood thence North forty one degrees West eighty poles to the beginning containing one hundred and fourteen acres of land be the same more or less with its appurtenances, to have and to hold the said tract or parcel of land with its appurtences to the said Phillip Minton and his heirs forever, and the said Benjamin Watkins for himself and hid heirs do covenant with the said Phillip Minton and his heirs the said tract or parcel of land with its appurtences to the said Phillip Minton and his heirs against the claims of all persons whomever will forever warrant and defend In Witness hereof the said Benjamin Watkins hath subscribed his name and affixed his seal the day and year above written.

This Indenture of bargain and sale was acknowledged in court by the within names Benjamin Watkins & ordered to be recorded.
