CONDITIONS
1.Tenant accepts the premises in their present condition.
2. Tenant covenants to save and keep owner or it's agent harmless from any and all claims, damages and suits for damages to property or for its personal injuries as a result of tenant's negligence or wrongful act. 3. The premises shall not be used for any purpose other than as a residence.
4. Tenant shall not sublet or assign this agreement or any part thereof.
5. Tenant shall not disturb neighbors with loud noise, music, unlawful, unsafe, or pollution causing behavior. SHOULD TENANT ALLOW OR PARTICIPATE IN SUCH BEHAVIOR, TENANT WILL BE EVICTED AND FORFEIT THE REMAINDER OF THE RENTAL FEE AND AGREEMENT AND DEPOSIT.
6. Agent or Owner shall retain the right to enter the property at reasonable hours for the purpose of making repairs or inspection.
7. PETS are not allowed unless prior arrangements have been made.
8.Tenants shall keep the premises in a clean and sanitary condition.
9. All trash shall be removed, keys surrendered, and premises left in as good order and condition as found. If these conditions are not met, the cost of cleaning and/or repairs shall be deducted from the deposit and the balance refunded to the tenant.
10. Insurance is the responsibility of the Tenant for all personal items.
