The lease is an agreement to abide by the Arizona
Landlord/Tenant Act. In addition, Las Colinas Condominium Association has a number of rules which must be followed. (See "Rules" for specific examples).
Some other provisions I have added:
A reasonable amount of nail holes are permitted in the walls, without penalty.
Security deposit is $200. All refundable if the unit is returned clean and undamaged.
Late fees are $2/Day after the 5th of the month. Rent is payable via mail only.
Tenant will pay any fines imposed by Las Colinas.
Rent for Studio Condominiums are currently $325/Month.
Minimum lease is 6 months.
