Item 1:        Update on Petition against development between Vista Kiara and Lanai Kiara

·         As promised in last meeting, we put up the petition besides the lifts at the ground floor on Saturday 23 Feb 2002. By Sunday 24 Feb we managed to collect 98 signatures

·         This petition was submitted along with a covering letter in Bahasa Malaysia to DBKL on Monday 25 February

·         We have been invited to a hearing at 9am on Saturday 30 March 2002. All residents are invited to attend this hearing during which we will formally express our complaints as well as gather further information about the development plans.

·         For those residents who wish to car pool, we will meet at the lobby of Block A at 8:30am on Saturday 30 March 2002. Alternatively, you are welcome to proceed directly. Item 2:        Water Situation

·         On the evening of Monday 4 March 2002, residents at Block A experienced a water stoppage. The problem arose after the switchboard for the water pump had to be repaired on Monday and the water ran out. Many residents of block A had to trek down to the swimming pool showers or the toilets of block B to get water and this was a most unpleasant evening. Water supply resumed on Tuesday. We suggest that TVMS make greater efforts in communicating clearly in advance, as well as plan in more detail.

·         The quality of water supply is still poor. VKROC urge TVMS to expedite the processing of tendering for quotations and installing a suitable water filter system so that all residents can have clean water

·         Finally, we are also curious if the water tanks are cleaned out on a periodic basis to remove the accumulated sediments. Can TVMS clarify how often the water tanks are cleaned?

Item 3:        Security

·         VKROC thank TVMS for implementing the recommendations on security as suggested in our last meeting. The feedback so far has been positive and that most residents are satisfied with the arrangements and recognize that tighter security may mean some inconvenience

·         VKROC wish to highlight that the security guards at the two lobbys have been caught asleep on many occasions. Especially during the night shift. We applaud Mr Ben Chua (Security officer) for his efforts in monitoring the security guards and we notice that the daytime guards are alert. We suggest that TVMS remind the security firm (GNT security) that we are paying for night guards to do a job and that they must be diligent at all times

·         Certain residents have been seen forcing open the doors instead of using the residents card. Such behavior is inappropriate and may damage the doors. We encourage TVMS to issue warnings to any such persons in future and recommend that damages incurred are to be borne by the culprits

Item 4:        Swimming pool facilities (sun-beds, parasols, tables)

·         At the last meeting, we agreed to discuss the possible acquisition of additional furniture for the swimming pool area. It is TVMS’s responsibility to source the appropriate fixtures and furnishings and we are trying to be helpful and offer suggestions to TVMS. Time permitting, we will review this matter again in the next meeting

Item 5:        Termite attack (URGENT MATTER)

·         We understand that a resident in Block B first floor has experienced a termite attack. Termite nests have also been reported around the trees near the open car parking area (where the mobile market is stationed). This is a severe problem which if left unchecked can cause immense damage. We believe that residents should be responsible for the pest control within their units but that pest control for the common area, which includes termites, is the responsibility of TVMS

·         VKROC urge TVMS to urgently review the pest control service and make immediate efforts to find and destroy any termite nests

Item 6:        Other matters

·         We notice that construction at Laman Suria has been ongoing on Sundays as well as late into the evening with the floodlight on. This is causing significant disruption into our lives. Back on 3 July 2001, Sunrise had stated “The allowable working hours by the DBKL for this project is from 8:00 am until 6:00 pm Monday to Saturday only”. We will write a letter to Sunrise to remind them of the situation and hope that they will take the proper actions

·         We notice that for the past few weeks, there has been a gathering of youngsters around the swimming pool on Friday evenings. They seem to be reasonably well-behaved, clearing up the mess afterwards. We suggest that sufficient bins be provided so that the litter can be properly disposed. Also, we suggest that the security guards patrol includes going around the swimming pool area so that the youngsters behavior doesn’t get too out of hand

·         The oxidation pond on the other side of Lanai Kiara still has the occasional tendency to reek. The odour can be very unpleasant and the smell reaches Block A depending on the wind conditions.  Can TVMS find out and update us as to when the oxidation pond might be covered?

·         The doors on the top floor of both blocks leading up to the rooftop(above the stairs on the 25th floors) are in deplorable conditions. Can TVMS check these doors and replace if necessary?

·         The recycling bins at block B are placed in an inconvenient location and requires trampling over the grass as well as being uncovered. We suggest that the three bins be relocated to the space opposite to the entrance of to the mailrooms which would be more convenient, covered and not obstruct activities

·         The pictures on the recycling bins are unclear. We suggest TVMS put up a label on the bins indicating them as “Cans and Plastic Bottles”, “Glass”, “Newspaper”

·         The space besides the lifts at the lobby have been used for notices which are not that high in priority as well as being outdated. Currently there are two notices, one indicating the boom for visitors at the exit gate is out of action and being repaired (dated 14 Mar), and one urging us to conserve water (dated 28 Feb). These notices are not that urgent compared to water stoppage or security breaches. Can TVMS also make sure that the notices are removed after a short period of time whereby the purpose has been served?

·         The sand pit seems to be in need of some cleaning – some residents have found many large stones and rubbish including cans buried underneath. Can TVMS check the sand pit removing the larger stones as well as conduct a proper cleaning?

·         The lighting around the compound seems to be not working quite often. Can TVMS review this situation and to ensure that the lights are not “tripped’ or “out of order” so often?

·         On several occasions this past month, the tennis court lights continue to be on, even when there is no-one using the courts. Can TVMS remind the night time security guards that the lights are only to be turned on when a resident has paid RM 3 for the court and that they must turn the lights off once the booking period is over?

·         There continue to be a few residents who are breaking house rules such as regularly parking their cars in one of the visitor parking bays, hanging laundry on the railing of the front balcony, or keeping pets in the condominium. Can TVMS continue to monitor this situation and take pro-active action to remind/warn the residents accordingly ?

·         Currently the doors at the car park are serving no purpose and actually are an obstruction, blocking views and requiring additional hand to pen the doors. Can TVMS either remove these doors or else, use door stoppers to keep these doors open?

Item 7:        Next meeting (usually held on the last Saturday of the month)

·         This month’s meeting was an exception because of the DBKL hearing. Next month we will revert back to normal and meet on 27 April 2002. Also, we should be having our official quarterly meeting with Mr George Tee and Mrs Ann See on 6 April 2002.
