Portfolio loans are loans which are often held in an investor's "portfolio" and, therefore, do not necessarily conform to standard underwriting guidelines. Portfolio loans are more liberal in underwriting and are usually priced according to the risk assumed by the investor. When one hears that there is a loan for everyone, no matter your income, credit history and/or equity in the property, these are the loans being described. Eagle 40/60 - Home Improvement & Debt Consolidation

Loans to $75,000, are 40% home improvement (minimum) and 60% debt consolidation (maximum). Up to 10% of the loan amount may be cash in your pocket. Unlike the FHA Title One, the Eagle 40/60 can be for any purpose, including a swimming pool and/or spa (to $50,000). It is available on owner occupied single family homes, condos, PUDs and manufactured homes on a permanent foundation.

Eagle 40 - Debt Consolidation and/or Consumer Asset Purchase

Up to 125% of your home's value on loans from $15,000 to $40,000 (and in some cases up to $50,000) for terms up to 25 years. Available to owners of single family homes (no condos or manufactured homes).
