1. Are pets allowed?

Sorry, pets are prohibited -- except service animals. Please contact our office to request reasonable accommodation.

2. What utilities are included?

Water, water heating, sewer, garbage, and recycling services are included with each apartment. Electricity, including power for heating and kitchen range/oven, is not included. Contact our electric service provider, PGE, for more information.

3. What are the parking options?

There are several Downtown monthly parking options:

  • Webb Plaza Basement Garage: (on-site)
    Assigned parking spaces in our basement garage rent for $150 per month (plus $15 deposit). Motorcycle parking is also available in the garage. Bicycle rack parking in the garage is free.
  • City Center Artists Repertory Theater: 503.221.1666 x5,
    garage across the street: SW 15th Ave @ Alder St.
  • U-Park Lot #157: 503.221.1828, (uncovered lot)
    approximately 2 blocks: SW 13th Ave @ Washington St.

  • Curbside Meters: Many of our tenants who drive to work or school on weekdays park overnight for free on the street. The city's curbside meters operate Monday through Saturday from 8:00 a.m. to 7:00 p.m. Meter rates range from $0.40 to $1.00 per hour and most meters accept credit and debit cards. Contact the City of Portland's Office of Transportation, 503.823.5185, for information regarding free disabled parking permits, special parking permits, and SmartMeter Parking Cards.

4. Is high speed internet available?

Yes, high speed cable internet is available from Comcast and DSL internet from Qwest. Telephone and cable outlets are located in all living rooms and bedrooms.

5. What are the laundry facilities?

Laundry rooms are centrally located on each floor, except the first floor. The laundry machines are coin operated and change is available from the management office. The laundry rooms are always open. Laundry hook-ups are not available in the apartments.

6. How quiet are the apartments?

All of the exterior windows are doubled for insulation and to muffle outdoor noise. The adjoining apartment walls are double insulated which signficantly reduce sounds between apartments.

7. What are the rental criteria?

Rental applications are required from all adult apartment residents. Specific rental criteria are listed on the rental application. Minimum rental requirements include, but are not limited to:

  • 12-Month Rental History: Verifiable positive rental history or home ownership is required. Applicants with limited rental history may consider adding a qualifying co-resident to the agreement.
  • 12-Month Income: Verifiable, legal employment or other income equivalent to approximately three times the monthly rent. Applicants who do not meet income requirement may consider adding a qualifying co-resident to the agreement.

Applications are welcomed from students, self-employed persons, retirees, relocating persons, and other individuals. Please contact our office for additional rental criteria information.

8. Is a lease required?

Yes, most rental rates are based on an initial 12-month lease term. Upon the lease completion, rental agreements automatically convert to month-to-month tenancy. Special lease or reduced early terminations fee may be available to tenants who anticipate a possible relocation before the completion of the 12-month term. Please contact our office to discuss specific leasing options.

9. Can I reserve an apartment?

Yes, prospective residents may reserve an apartment with a $350 execution deposit, which will be applied toward move-in costs upon the lease signing. The execution fee is not refundable unless the resident's application is denied or the apartment is unavailable. See the Agreement To Execute Rental Agreement form for additional information.

10. What are the move-in costs?

Move-in costs include:
+ First Month's Rent (The second rent payment is prorated.)
+ $350 Refundable Security Deposit (or full security deposit depending on application)
+ $200 Move-Out Cleaning/Restoration/Lock Fee
- $350 Execution Deposit Credit (if applicable)
